A 1 bedroom, 1 bathroom Xisto house, renovated with exceptional design and workmanship, using traditional materials and craftsmanship, creating an up-to-date,
modern living environment. The house has 2 separate levels,
entrance is though the gated yard. The living-room and kitchen area are at the entrance level, down from the living room/kitchen is the bedroom and bathroom, here you also find the washing machine in an alcove in the bathroom. The bedroom and bathroom are separated by a custom built wardrobe with sliding doors. Living-room and kitchen/dining area are open-space, high ceiling rooms. The bathroom has an open, oversized shower clad in local slate-plates separated from the toilet by a glass-block wall. All water is provided by the village spring, which is gathered in the new [2017] cistern and distributed free to all houses. The water is of excellent quality.!


Floors are wide plank pine boards with pine base trim and various chestnut attributes around. Stairs are pine and the ceilings are in tongue-and-groove pine, with double rock-wool
insulation. Ancient features were retained and restored. Hand-crafted entrance gate. The chestnut beams are almost all from the house itself. Care was taken to re-use, recycle and re-fit things as possible into the new design and execution. The floors on the lower levels are tiles. The bathroom is tiled to room-height. Doors and window have the original stone sills and chestnut lintels. The two ceiling windows are Velux premium fittings. The house has is connected to a ‘fossa’, septic tank.

The house has been ducted in preparation for solar lighting/power distribution. This currently is NOT installed.
Electricity is active and comes to the house via underground cable.
Telephone line terminates inside of the house. Not currently used.

Outside is a small walled garden area with 46.5m2, deck and sauna located underneath the sun-deck. The outside deck is accessible through the interior of the house via the door next to the kitchen area, there is also a dry wood storage area, slate plates cover the ground and the deck, old chestnut beams are used for the railings along the steps. The small yard has a slate shelf for plants and allows access to the bedroom. Here is also the storage of the gas bottles. There are electrical outlets and a tap found here as well.


The house was completely gutted, roof was removed, walls were tested and secured to static strength, waterproofing insulation added to the lower walls as well as the excavated floors on the lower levels, insulation was added to walls and ceilings, new plumbing and electrical services were distributed, gas [propane] distribution was added, underfloor heat [electric] was installed in both bedroom and bathroom, located on the lower level, a wood burner was installed in the upstairs living/kitchen area, the roof is a totally new construction on top of old chestnut beams that serve decorative purposes only, the roof has multiple layers of insulation and vapour barriers, doors and window are new and fitted with double glazing panes, sauna fitted with natural Nordic Pine interior on top of insulation, vapour-barriers and sealer, the sauna is constructed to be able to be used as an extra small bedroom, when needed.


Located 50km inland from Coimbra, in a small Xisto village in the hills of Central Portugal. Close to larger villages and towns, it is quiet, but not isolated. The house is adjacent to a small square with an olive-tree, down a short alleyway, among other restored Xisto houses.

This village is a huddle of about 30 houses, with the paved road passing on the outside of it. Age-old cobble stone streets, fountains and small squares complete the pastoral picture. The village is primarily a place people come back to for holidays, most of the houses are restored and are still occupied by families that have roots here. Annual summer festivals bring those families together and in the main square of the village is held the annual ‘Tarrastal Picnic’. The village has a ‘Casa de Convivio” a community house with a bar, dining table, fireplace and billiard table. Nearby are 2 river beaches, one next to an ancient olive mill. Snow is 100km away in the Serra da Estrela and the beach at Figueira da Foz is 100km away.
