An entire village for sale as one single lot, including 6 rebuilt (2010/2013) schist stone houses of around 1,000m2 interior floor space together, another 8 ruins in the village to rebuilt, 2 wood storages, an old water mill. The 98m2 open space activities hall Alma d’Árvore in a separate building has large windows with magnificent views on the forest, while visitors practice their yoga, give presentations, create artworks etc.
To facilitate meals for larger groups, there is a semi-industrial kitchen with a wood stove and a gas stove and a large outdoor terrace.

There are 4 rebuilt family houses with each a kitchenette, 1 or more bathrooms and toilets, and a total of 10 spacious bedrooms.

There is underground public infrastructure (electrics, sewage, water) in all the village, also to the doorstep of each of the still-to-be-rebuilt ruins! The entire village has underground surface fibre optics providing internet access which gives this remote location a very strong and fast internet signal ideal for people that depend on internet to do their job.

The houses all have central wood heating, and the drinking water comes from a spring on the land of Loural. Thermodynamic panels on each house provide for the warm water, and our waste water is purified via a very large septic tank and two large reed beds that were created in 2016. Electricity is still from the main grid.

The houses have inventory (curtains, beds, kitchen equipment for example) which is included in the sales price and which makes the houses ready to move in to. Detail upon request.

Loural is the original name of a small group of schist stone houses, a tiny village as it has become now, on the border of the mountain ranges of the Serra da Lousã and Serra do Açor.

Loural Village Lda. has a license for tourist rentals, and for opening a public restaurant for 30people. Full time rental to tourists and groups has taken place from 2015 to 2017 (3 years) with a majority of guests coming from Portugal.

Land with 25ha. The land consists of forest land and many terraces applicable for agriculture and gardens. Fruit trees have been planted on many of the terraces, a flower garden a herb and a kitchen garden near the restaurant have been created.

The 25ha property surrounds the village completely to all sides, and is situated between 500 and 650mts altitude. Neighbouring villages are Aldeia Velha on top of the mountain at 1000 mtrs height, and Soito, at a 40 min walking distance also around 500 altitude. Scattered on the mountain are several houses and individual small holdings.

The view from the village of Loural is into the valley, and towards the forest. No direct neighbours, and no neighbouring houses can be seen. Cars cannot drive through Loural as there are walking paths only. A car park just above the houses provides space for around 9 cars.

All paths are paved with small square granite stones, and public lighting is available.

At several locations on the property of Loural natural springs can be found. For irrigation purposes 4 large water basins have been re-constructed around these springs that collect water and provide ample irrigation facilities and possibilities.

Fruit trees and bushes are amongst others lemon, orange, red and black currents, grapes, many olive trees, kiwi in abundance, gooseberry, hazelnuts, chestnuts (ancient main food source). Many roses, camelia, lavender, budleia, and in the herb garden lots of mint, thyme and sage for instance. In autumn many different mushroom varieties can be found in the forest and on the terraces.

The village is ideal for community living, for renting out rooms and houses, for group stays in Nature. The location almost forces Nature upon you, and anyone who has stayed in Loural will leave it re-energised. It is one of those rare locations, with forests, wild life without a fence, forest trails and highlands, and water in the various springs and the creek all year long.

Possibilities for new owners:

• Rebuild a further 8 houses and add around 600m2 of indoor space – some designs add a total of 23 extra bedrooms (drafts available).
