A hostel/albergue on the Portuguese Camino de Santiago.

The hostel/house is constructed of 60cm thick solid granite. It was bought as a house by the present owner in 2016 and converted to a hostel. Major work has been undertaken by the owner, including removal of all roof tiles and fitting of breathable membrane, treatment of all timbers, refitting the roof tiles and replacing 40% with new. The house was completely rewired, and the majority of the plumbing replaced. A new external staircase was constructed, double glazing fitted to some windows, new spiral stairs fitted and major conversion work to the two rooms on level one. Flooring is tiled and laminated flooring, mostly all new.

The house itself consists of the following:
Small entrance hall at rear.
Small double bedroom.
Large dormitory room.
Dining room.
Separate double bedroom with en-suite
Large sitting room.
Main bathroom.
Hallway and stairs.

The house is to be sold complete as a hostel, with all furniture, bedding, linen, cookers, washing machines, pots, pans & plates, all that is needed to run as a hostel. The owner is selling due to ill health.

The total site has an area of 2,263m2. The land has a number of mature trees on site including, walnut, chestnut, oak, apple, pear, persimmon, holly, peach, plum, cherry, lemon and orange. There is a plunge pool fed by cool spring water from the mountain. Vines are all around the garden with kiwi and other plants.

Outside the rear of the house is a summer kitchen for pilgrims to use with covered drying area for clothes, a laundry and storage room for cleaning products including a new vacuum cleaner, two stone built sheds one for firewood and the other a winery complete with old wine press and roller crushing machine where wine, brandy and cider can be made, there are garden tools, a three year old petrol grass mower, a carport for three cars, a grain store that has the potential to be converted to a reception/office area, another stone built outbuilding that could be converted to a self-contained rental unit.

There are three vehicle entrances and two entrances for people. The majority of the land is zoned as urbano and as such other buildings could be constructed subject to planning approval. The present owner has discussed this with the Municipal (council) and has been told there would be no problem with up to two small buildings on the urbano site.

Situated 18km/11miles north of the historic tourist town of Ponte de Lima, in the Agualonga valley near the villages of San Roque and Rubias. Just 70 metres from a crossroad, where approximately 140 walkers pass each day in peak season on the camino, the entrance leads the walker through a tree lined garden to the hostel.

It should be noted that a considerable amount of hard work and expenditure has been invested in converting this house into a hostel so offers only very near the asking price will be considered.

Neighbouring land can be purchased separately from my neighbours if required at a reasonable price.
