Tourism Potential: the architect at the local council has verbally stated that permission would be granted for a tourism project on the property: the barn could be converted to accommodation and 10 (or perhaps more) further units (cabins / yurts / etc) could be built.

Location: on the bank of the Rio Mondego, accessed directly off the N16 national road (very little traffic), less than 5 mins walk from 2 bar/restaurants and river beach with summertime bar.  3.5km to Fornos de Algodres town centre with all amenities – market, supermarkets, banks, library, town hall, etc. A25 motorway access, bus and train stations.  13km to the nice castle town of Celorico da Beira, also with all amenities including bus and train stations.  40 mins to Guarda, the highest city in Portugal. Close to the Serra de Estrela Natural Park with its stunning scenery, fantastic for nature lovers and outdoor sport enthusiasts (world championship paragliding is just one event that is hosted here), and about an hour to the highest point on mainland Portugal – Torre – with ski slopes.  Beautiful beaches are also an easy day trip, at about 1.5 hour drive.
