Property Description

Renovated granite stone farmhouse, with new double-glazed wooden windows and roof insulation, comprising:

First Floor (upper entry level):
Large farmhouse kitchen with fireplace (with woodburner) and double sink; cosy living room with woodburner; door to: double bedroom and shower room; door to: two double bedrooms (one with built-in wardrobe) and shower room.

Ground Floor (lower entry level):

Independent suite of 3 rooms: one used as “therapy room” with massage table; large shower room with WC and washing machine; walk-in pantry / store room (this room is underground and keeps a constant temperature year round).

Independent large room on two levels, with fireplace on upper level, used as classroom / workshop space.

Mains electricity and water are connected. There is also a well with year-round water, and water can be pumped from the river (concrete pad for pump in place).

Black and grey water goes to a vermicomposting system, but can be easily changed back to septic tank if preferred.

Large Barn: concrete block barn with 5 bays, with existing plumbing and electrical wiring (though not connected). Permission would be granted to convert to a house as part of a tourism project.

Smaller barn: basic but sound wooden structure (rotten beams have been replaced) with tiled roof. Used as chicken / donkey shed.

Chicken / Pig shed: wooden construction with two sheds, one used as chicken house, one as pig shed for 2 pigs.

Access: Main access goes to a 3 bay garage and to steps leading to the house. 2nd access goes to the house at kitchen level, barn, and down to the river. Both accesses are gated from the main tarmac road and are suitable for any vehicle.

The house sits in approx 1 hectare of terraced grounds leading down to private riverside. Flower gardens, seating areas, olive trees, grape vines, kitchen garden and a vineyard / orchard. Plenty of private spots to site cabins / yurts etc.

Directly across the road is a further approx 2 hectares of hillside woodland, mostly mimosa and oak, leading up to some huge boulders with a prehistoric carved “bowl” (believed to be for grinding grain / making wine”), with a natural water spring below. This land is quite overgrown but will be wonderful with some pathways made leading through it to the boulders at the top. Clearing will also provide plenty of wood for the burners.

Tourism Potential: the architect at the local council has verbally stated that permission would be granted for a tourism project on the property: the barn could be converted to accommodation and 10 (or perhaps more) further units (cabins / yurts / etc) could be built.

Location: on the bank of the Rio Mondego, accessed directly off the N16 national road (very little traffic), less than 5 mins walk from 2 bar/restaurants and river beach with summertime bar.  3.5km to Fornos de Algodres town centre with all amenities – market, supermarkets, banks, library, town hall, etc. A25 motorway access, bus and train stations.  13km to the nice castle town of Celorico da Beira, also with all amenities including bus and train stations.  40 mins to Guarda, the highest city in Portugal. Close to the Serra de Estrela Natural Park with its stunning scenery, fantastic for nature lovers and outdoor sport enthusiasts (world championship paragliding is just one event that is hosted here), and about an hour to the highest point on mainland Portugal – Torre – with ski slopes.  Beautiful beaches are also an easy day trip, at about 1.5 hour drive.
