Quinta Botanica is a unique property with the potential for creating a home and business combined, eco-tourism centre or factory space.

It is fully fenced with 2 large gates at each end, good access and can fit a lorry through the bottom set of gates.

It was once a chicken farm built c1980 and the total area of the buildings, which all have Urbano certification, comes to 1,280m2. There are 5 large barns in total, the largest is 420m2. They have all recently been used for storage and in good condition. In addition there is an open barn, outbuilding and working bread oven. The whole of the property consists of 5 separate articles.

The house has a habitation license and has attic space with 500lt water tank and pump, 2 bedrooms, living room, bathroom and kitchen with open fireplace. There is an office and workshop underneath. It is basically habitable and structurally sound, but needs work. It would be possible to extend or rebuild the house. It may also be possible to build another house on the property, subject to the necessary approvals.

There is 4,950m2 of rustic land with fertile soil which has in recent years has been used for an organically-grown hemp project, and further land between 2 of the barns, 10 mature olive trees, several other fruit trees including fig, apple, nespera (loquat) and marmelo (quince). There is a large high level water storage tank approx 25,000lt.

Fresh water is supplied from a well, waste goes to an underground fosse, and domestic mains electric is connected. Mains water is possible to be connected. There is industrial/3-phase electric available but it is not currently connected. Much of the wiring is still in place in the barns but would need attention.

It is a 10 minute walk to the local cafe and small village shop, 20 mins to a lovely bakery/cafe and a popular bbq restaurant. There is a tiny train station 5 mins walk giving easy access to Lisbon (3 hours), Porto (2 hours), and Coimbra (30 mins). Beautiful river beaches are within walking distance, as is the Ecopiste, a 40km dedicated cycle route which runs to Viseu.

The towns of Tabua, Santa Comba Dao and Carregal do Sal are all approx 7km away. They all have great facilities including weekly farmer’s markets, doctor’s surgeries, swimming pools, schools and many excellent restaurants.
