We ran the house as a B and B for 6 years, renting out the upstairs part of the house and living in the studio in the basement. We then rented out the studio apartment for a winter to some surfers. We had a 9.7 score on  Booking dot com, and all 3 rooms in the main house were booked out for most of the year. The location for both summer holiday guests and winter big wave enthusiasts makes this house an excellent business opportunity. Average nightly earnings were 180 euros. 

The house is located in a quiet residential area of Sitio in Nazare – the hilltop part of Nazare with easy access to all parts of Nazare including the 2 main beaches. Praia do Norte beach is 10 minutes walk away. A stunning unspoilt deep sandy beach which goes on for miles, and where you can watch the giant waves surfers during the winter months.  

Sitio is also 10 minutes walk away and is the pretty, cliff top part of Nazare, where you can find a number of cafes, restaurants and small stores and the funicular which takes you down to the main tourist beach.

Downtown, there are even more restaurants, cafes and shops and the more popular swimming beach.
Big supermarkets, such as Continente, Lidl and Aldi are nearby and there is also a daily small fresh fish fruit and veg market in Sitio and a larger covered market down town with fresh local produce. The house is just 15 minutes walk away from the famous Farol/Lighthouse, where big wave surfers from around the world can be seen during the winter months, surfing giant waves.

This large semi detached property has has a garage and parking in front for 2 cars. There are 2 solar panels on the roof provided by EDP and currently using bottled gas. There is an established front and back garden with a hard shelled jacuzzi/spa (for 4/6 people), an outdoor solar shower, outside sink area, washing line plus bbq area. There are 2 beautiful murals on the walls in the back garden – one of sardines, above the bbq and the other is of one of the famous Nazare fishing boats. There is a gate between the front and back of the house. Paving stones running from the front garden through to the back where there is a wooden decked area plus a number of quirky statues (inherited from the previous owner). 

There are 3 double bedrooms upstairs (all around 12 square metres). 2 of the bedrooms have a small balcony with sea views via double glass doors and the 3rd bedroom has a large private patio space overlooking a small farm across the street. The bedrooms are light and airy and compact with built in cupboards and wooden parquet flooring. Each bedroom has an electric wall heater.  There is a coffee/tea station on the landing between the rooms.

The upstairs bathroom has a large walk in shower, bidet, toilet and sink unit. The downstairs bathroom has a bath, sink and toilet. Both bathrooms were refitted in 2017 when we did the major renovations.

Downstairs there is light and airy an open plan living/dining/kitchen space (approx 70 Square metres) with a hallway leading to a large entrance space which was used as a reception area. There are 2 sets of glass patio doors leading into the back garden. There is an eco 10kw pellet burner, small dishwasher, 5 ring gas stove, large refrigerator and washing machine. 

The basement studio apartment (approx 50 Sq Metres) can be accessed from both inside the house via a lockable door and via outdoor steps. Recently refurbished, it contains a large bathroom with a walk-in shower, sink unit, toilet, and bidet hose. A changing room area, office area under the stairs, an open plan kitchen, living, sleeping, eating area. Large sofa/bed and kingsize bed. 

The windows and doors were replaced, along with the bathrooms in 2017 when the major renovations were undertaken.

There are lots of lovely places to visit nearby, Sao Martino do Porto, good for swimming, Salir do Porto and Pataias, unspoilt sandy beaches, also good for swimming, Alcobaca – historic town, Obidos – Medieval castle and walled village to name a few places. Lisbon is 1.5 hours drive away, but the bus service is very efficient and reasonably priced but takes a little longer. The bus system is great for getting around Portugal – more established than the trains which do run from major cities but are not as reliable in the more rural areas.

Nazare is a small fishing village that was very popular with the Portuguese as a summer holiday destination. It retains a true sense of local tradition as you still see the fishermen’s widows traditionally clad in their 7 skirts/petticoats, standing on street corners with signs promoting their ‘rooms to rent”.

In 2011, Garrett McNamara, a Hawaiian big wave surfer, surfed the biggest wave in the world off the North Canyon and now every winter between October and March thousands of people, visit Nazare to witness big wave surfers risking their lives, riding the world’s biggest waves and experience what has been coined “the 8th wonder of the world”.

The house has been running as a B and B, but sadly, health problems have forced us to return to UK.
