Situated in the village of Vale da Couda close to Alvaiazere and on the N348 towards Ansiao. The ruin is to the rear of the village with near neighbours (you look on to the back of their properties) which provides security. On the other side of the property is open spaces with no dwellings visible giving privacy. Access is 20m of track off a cobbled lane. The main road is approx 150m away.

The ruin has a footprint of 128m2 with part of the building on two levels. The ruin is in poor condition but could be renovated although a new build is also a possibility. Water and electricity connections are very close. There is an underground water tank in front of the house.

There is 1,100m2 of terraced land with olive trees and fruit trees including orange, fig and plum. The land is south facing and has excellent sun exposure.

There also exists an outbuilding of 25m2 on a threshing circle.
