This small scale ecological holiday paradise offers camping, bed and breakfast and glamping – from back to basic safari tents, a sustainable straw bale cabin, to comfortable sturdy and quality hand built log cabins.

Over the past 8 years, the owners have lovingly built it up from scratch and renovated almost everything. Grown organically, it has now become a favourite holiday destination to both foreign and national nature and hiking lovers.

You can see the owners passion for nature, ecological building and the desire to share the best this region and this place has to ever.

Be it in the way they built, only applying ecological grazing and soil building, or in the elaborate information guides the guest receive, full of tips for hidden gems, wild swimming, small waterfalls, adventurous hikes, typical granite stone medieval villages. Some guest just come to relax, to disconnect (no wifi, no tv´s!) and reconnect with nature. It certainly has one of the most beautiful all round views of Portugal.

Freely located in the beautiful nature of the Serra da Cabreira at an altitude of 860 meters in the middle of a hiking area.

The estate has no less than 7 buildings on a site of sloping grounds, fully walled and terraced with stone walls, it has no near neighbours and is located close to shepherd’s village with 11 inhabitants. Yet with all the main amenities at only 8,5kms. (Cabeceiras de Basto, shops, schools, busses, mayor, centro de saude etc.)

The main house is a historic granite square farm with courtyard from 1673 with a ground floor area of 441m2. It harbours the bed and breakfast area – currently in use as owners home – with 4 breakfast rooms, all with shower, sink and toilet , and a shared kitchen. Having 2 entrances, it can easily be transformed into 2 autonomous and independent holiday homes. Furthermore, the main farm house harbours the impressive and huge open space (originally 2,5 stories high!) bar/bistro, the unofficial kitchen, lots of storage rooms, and space for 2 more independent holiday studios with mezzanine (now in use as linen room, and workshop / tool area). There is a new tiled roof 480m2 in 2020 for which a large part of the roof wood has also been replaced. A new Hr boiler 2020 for hot water and central heating, a completely new electrical installation 2018, new aluminium window frames and doors in 2016, new wood stove coupled with the central heating in 2014, new bar and establishment Adega from 60m2 in 2016, new roof terrace of 50m2 in 2015 and a drainage to the entire farm in 2015, new plumbing with three toilets and two showers in 2013. New between floor with stairs for a self-contained apartment in 2020. The farm is suitable for renting to groups of up to 20 people.

On site are three hand built wooden round log cabins of each 72m2 each, hand built in 2019 and designed for the ultimate nature experience, well insulated, with excellent efficiency, even in winter.

In addition to the two natural water sources that provide an average of 60,000 litres of water per day, the site has enough trees to provide its own firewood, the mountain log cabins are designed so that no air conditioning is needed, partly because of this the power bill for the seven buildings is only 80 euros per month. For the mini camping and Glamping there is a new sanitary block built in 2019 with two showers and two toilets with private biological septic tank, in total there are five biological septic tanks. In eight years, kilometres of water supply and electricity have been installed over the site, although a completely new installation has been built in the farm. The cabins’ water pressure works on the natural pressure with a new 5000 litre supply vessel placed in 2019.

On the campsite of 1.5ha there are 7 wooden platforms for the equipped safari tents of 27 m2 fully furnished for 4 people, in addition there are five camping spots, all very spaciously located apart. A sizeable water tank filled with crystal clear mountain water from its own source which always flows through, now serves as a bio-pool but on the adjacent terrain a start has been made for a natural swimming pond with a capacity of more than a million liters of water which emerges from the ground on the spot. On this terrain the horses and donkeys run with an open stable of 50m2 and a historic granite stable of 60m2.

Over the past years, many guests came back for a 2nd, 3rd, 4th even 5th time. Even guests with a history of NEVER going back to a camping for a 2nd time. Summer is full house with foreigners, most of which Dutch, English and Belgian families. Spring and Fall is a mix from foreign and Portuguese, families with young children, 3 generation holidays and couples retreats. Winter guests are mostly Portuguese. All kind, well behaving, easy going, nature loving guests.

During off season, several workshops and holiday programs have been succesfully organised. Some one time workshops, such as the Straw bale construction workshop, or the Permaculture Earthworks workshop with David Spicer. Others on a regular basis, such as an outdoor week, a reptile week, a family hiking week, a womens only week, a toddler outdoor nature play holiday, a yoga retreat, a silence retreat etc.

The climate in the Serra da Cabreira is mild and pleasant with plenty of rain and a lot of hours of sunshine about 3000 a year and in summer not too hot so outdoor activities remain possible and in the coldest winter months a minimum of 6 degrees above zero.

Lots of expansion possibilities – building more holiday bungalows allowed – several adjacent plots open to sale. This has the potential to become the most beautiful holiday park in Portugal with several natural swimming ponds.

Although located in the middle of nature it is only a 15 minute drive from all the facilities and schools, the Peneda de Geres national park at 30 minutes, Braga, Barcelos, Guimaraes at 50km, Porto (airport) 96km.

Although present on OTA´s such as booking.com and airbnb (and several more), over 90 procent of the reservations are direct bookings through the website.

The selling price includes customer base, marketing portfolio, two websites with automatic booking system and the contents/inventory of all accommodations. Owners will be happy to take some time to share all the knowledge and past experiences, ideas on how to easily up your yield, be it through additional services or creating more lodging. They will explain the booking system, how to work the sites (wordpress) and all that is needed to give the new owners a happy and successful start.

Owners are only selling because they are looking to move closer to their aging parents, as well as hoping to find a more communal life and alternative schooling for their 5 year old. As they have enjoyed living and working on this magical place a lot, and still do, they are also open to alternative negotiations.
