A large stone house in an idyllic location.  Lots of character with beautiful views. There has been extensive renovation carried out by the current owner but would now benefit from further restoration to bring this unique property up to its full potential.

The property consists of a traditional stone house, which has been partially renovated with landscaped gardens and a small piece of woodland (total land area approx. 300m2).

The house is situated at the end of a picturesque village, which you reach by crossing a small bridge, hence the name of the house ‘Casa de Ponte’ (House of the Bridge).

The house is south facing with lots of natural light.

The ground floor of the two-story part of the house has a large recently renovated bedroom, and there is access to a bathroom off a small courtyard; from here steps lead up to a balcony to the first floor of the house.

The balcony enjoys views of the village and surrounding hills.

French doors open into a large kitchen. The kitchen has new hardwood double glazed windows and is heated by a wood burning stove.

The kitchen roof features a recently installed wooden A-Frame, chimney breast and exposed stonework.

In order to complete this part of this building’s renovation (kitchen), floor levelling and internal plaster-boarding of the ceiling is required.

Leading into the three-story part of the house is a living room with another wood burning stove. This opens into a dining room, both of which feature shuttered windows providing more beautiful views of the surrounding trees.

A bedroom is located off the main living room, also on this floor.

Stairs lead up to the second floor. This level of the house requires the greatest remaining amount of restoration, with some roof timbers needing replacing. The main beams are sound, just requiring baton replacement prior to re-tiling. The floor boards should also be replaced on this level.

This floor has double doors that open out onto the top of the steps and garden. Once restored this part of the house could be used to expand the existing house or be used as a separate holiday rental or B-n-B. It is a very large room with far-reaching views of the surrounding countryside.

Underneath the living room and dining room there is a garage space with treble wooden doors opening out onto the track. This also has the potential to be transformed into a further accommodation space if required.

There is a large patio area behind the house. Terraced gardens which have been landscaped with raised beds and borders. There is a small piece of mixed woodland with a levelled area intended for a yurt or similar structure. It benefits from plenty of shade during the hot summer months.

Located here is also a luxurious ecological compost toilet.

Mains water and electricity are connected to the property.

The house is situated in a beautiful valley, five minutes by car (easy ten-minute cycle ride) from the riverside town of Góis, where you will find many amenities, river beaches, a post office, health centre, cafes, parks and restaurants.

Ten minutes in the opposite direction is the large town of Arganil, where there are lots of facilities as well as a superb weekly traditional market.

The historic city of Coimbra is forty-five minutes by car, where you will find excellent train connections to major cities and airports.

Porto airport is just over a two-hour drive and Lisbon, approximately three hours.
