Property Description

Cute, old village house with 177m2 footprint, garden with 1,500m2 & breathtaking views over the hills & valleys of river Zezere.

The property is situated in the tiny but lovely village of Abitureira, in municipality of Oleiros, in very peaceful & quiet surroundings.

The house is over 100 years old, but got registered on 1951, as urban article with habitation licence. It has only 1 owner & all the paperwork is in order, house is legal & owner is very honest person.

Property is all fenced, it has several outbuildings which used to be animal sheds & storage rooms, which could easily be converted into garage, workshop or toolshed.

It also has a separate guest house with 2 rooms with approx 70m2.The main house has 2 floors. Ground floor has 3 storage rooms where the family used to keep grains & wine & honey. All 3 rooms are in good condition & could be easily turned into rooms, they don’t have windows, but one could easily bring the light in with glass doors. On the ground level there is also an old bread oven in perfect condition in its own separate room. On second floor there is small kitchen with fireplace, tiny pantry, hallway leading to the dining room & into 2 very tiny sleeping rooms. There is also fully functioning bathroom with toilet, sink & shower.

Added features:

A veranda which has glass windows.

Attic space accessed from the kitchen.

Outer walls of the house are made of stone, half meter thick, floors & ceilings are of good wood. Roof is also good.

The property has water & electricity connected & it is ready to move in, but it does need renovation work, specially if one intends to spend winter here.

This house is a family heritage, full of good energy & charm, with lots of potential, be it a permanent home, holiday home or a tourism project.

Best part of the property is the garden, the land is not big, but its cared for with lots of love. Excellent soil, ready for planting, no chemicals have ever been used. There are few olive & fruit trees, 2 long rows of excellent quality grapevines in full production.

More land can be aquired if needed.

And most importantly, the property has its own water, a well with a pump, with abundance of beautiful fresh mountain water, ready for drinking & irrigation!

The views from the garden are absolutely amazing!! 🙂

Surroundings:

Abitureira village is very quiet with only handful of elderly people living there, but they are all super lovely & very kind. There are also few foreigners living in close proximity, & in the next village (Amieira) there are even 2 yoga centres.

There is no cafe or pub or grocery store in Abitureira, closest bigger town is Oleiros, 14km away. There one can find all amenities, banks, post office, shops, etc.

Only 2km down the hill from Abitureira, there is small & quiet swimming spot in Zezere river, few kilometers further there is praia fluvial of Cambas, & only 4km from village there is beautiful secret waterfall swimming spot.

All around is nature & silence, pure mountain air & good water. There are many walking, hiking & biking trails.

This place is perfect for someone who is looking for peace & quiet, away from towns & people.

Also in Oleiros there is very nice river beach & camping area.

Oleiros townhall is also very friendly & welcoming, if one may need to modify the house to their needs, it should be easy to get permissions. For general renovation there are no licences needed as the house is from 1951.

This property is a real treasure, viewing is highly recommended!
