1.8ha of gently sloping, south facing, terraced land in a peaceful agricultural area. The land is enclosed and comprises flat terraces and wooded areas, with some fantastic big rock formations to the north end that create a lovely sheltered space. The trees are a mixture of various oak species, pine and olive, including some beautiful mature cork oaks that can offer a small future income and mature olive trees that can provide oil or olives for curing. Historically the land was grazed by sheep, but has been out of use for several years, giving the soil time to recover and enrich via nature’s own composting cycles.

Access is excellent with the plot situated on a quiet tarmac road. Electricity is on the boundary so connection would be a simple process, but the land has good sun exposure, so solar is an option if you’re looking for an off-grid life. The land doesn’t currently have a water source but there is plenty of water in the immediate area, so a borehole (subject to license) is a possibility, or there is scope to excavate a waterhole. Mains water is nearby, so connection would be straightforward.

Although the land does not come with permission to build, the local wooden home construction company assure us that a tiny-home-style cabin would be possible without breaching Fundão Camara regulations. Aside from this, the land has plenty of flat, accessible spaces for camper van, caravan, yurt or other similar temporary accommodation.

If you’re a nature lover, this land and the surrounding area has much to offer! An amazing abundance of wildflowers in spring and early summer, incredible fungus throughout the autumn months and a great diversity of wildlife and birds, including a large number of birds of prey. There’s plenty of hiking and cycling around the local tracks and in the nearby Gardunha mountains, where you can find 120km of well maintained, marked trails. Further afield (40 minutes) is the Serra de Estrela range, with more challenging hiking, rock climbing and in winter, skiing / snowboarding at Portugal’s only ski station.

The land is 5 minutes from Alpedrinha village (school, post office, cafe bars, bank, pharmacy, clinic, fuel station), host of the renowned Chocalhos festival every September, 10 minutes from Vale de Prazeres village, 10 minutes from Castelo Novo river beach (free swimming in summer), 15 minutes from Fundão (offering everything you’d expect to find in a large town) and 30 minutes from the city of Castelo Branco, regional centre.
