Ground floor consists of 3 rooms plus outside terrace:

Being a traditional built granite house, the living space downstairs has no windows but has two large double-glazed doors. They provide plenty of light yet keep the room cool in the hot summer months. All windows and doors throughout the house are double glazed. Good internet through satellite. Electricity from an excellent quality solar system and natural water supply from the mountains. A 3Kw Solar Electric Outback system with Rolls batteries is installed with eight panels, 2Kw. Panels are professionally installed on the terrace roof. The electric system allows use of washing machine, electric kettle, power tools, water pump and all other household devices. On rainy days in the winter a generator is used when needed to top up the batteries with power, generator wired in to the batteries. We have found the system ample for our usage, however, if required more panels can be added to the current system. The system allows for wind turbine to be connected should you wish.


2.14ha of fertile land. A third of which is level with the house and large fields. There are numerous varieties fruit trees and also 40 olive and 6 fig. New trees include chestnut, apple, pear, cherry, nectarine, peach, hazel and lime. There are several mature oak and willow trees distributed throughout the land. The land that is level with the house has 3 out-buildings with tile roofs, currently used as workshop, utility and storage and a small potting shed. Newly built large log store which can hold at least 10 cube of firewood. To heat the whole house through the winter 4 cube of wood is needed. There is another outbuilding currently under renovation, large enough for a two storey dwelling.

The apple and pear orchard is completely fenced in for the large chicken coup currently with nine chickens. Theory being the chickens keep the bugs off the trees and fertilise the land. They provide a constant supply of eggs.

The water supply fed from two water mines on the land is held in a large sealed tank directly next to the house. This is plumbed in to the house using an electric pump which is ran by the solar system. There are also two further water mines which are currently used for irrigation on the terraces. Two more water tanks on the land, one needing a little tlc and one needing a lot. Also, a traditional built old granite 8 metre well. The water held in the tank next to the house is abundant, even in times of no rain. It constantly has an overflow, which we have piped for irrigation of vegetables and vines close to the house.

All the land is accessible by tractor and also by 4 X 4. The land is ideal for a small holding, the terraces being easily fenced off for pigs or sheep.

Access is off tarmac road to private parking close to the house. The house is situated set down from a road, which doesn’t affect the peaceful surroundings, the living here is done so towards the valley, as the house and land face the view. No street lights or light pollution.

There is also a large private off-road parking bay, big enough for motorhomes or several cars. The land and house is fenced and gated at roadside. The land leads down in the valley to the river Seia, beautiful walking straight from the house.

The countryside surrounding the land is accessible from this property, with old shepherd tracks and paths along the river. There is a very old ruined village and walking can be done for miles without bumping in to anyone straight from the back of the house. The river consists of several water falls, lots of nature. Wildlife is abundant on the land, buzzards, herons, otters and rabbits.

Surrounding Area

The property is located in Ervedal da Beira, 2km to the centre of the village, 5 min drive or 30-minute walk by road or 45 minutes through scenic route. The closest neighbour is 1.2kms away, which is the first house going in to the village. The village comprises a well-stocked Shop, School, Doctors and Health Centre, Post Office, four cafes, two gas stations, dentist, bakers, school, winery and a restaurant. There is also a large village communal area where local community events and festa’s occur and a small communal theatre with regular events, plays, traditional fado and orchestras. A meat van and a fish van visit the village once a week.
Two villages next to Ervedal are Vila Franca and Lagares. Vila Franca has a great, friendly locals restaurant and a large bakery with café. Lagares has a Pizza restaurant and many bars and a very popular restaurant Bar da Carvalha famous for its steak. Oliveira do Hospital is the nearest town and is a 10-minute drive with large supermarkets, hospital, high school and many shops and restaurants. Nearest cities are Coimbra and Viseu, both approx. 45-Minute drive. An hour’s drive to the top of the Serra da Estrela mountains (highest in Portugal) with skiing and snowboarding in the winter months. All year around walking and hiking in the National Park and beautiful swimming locations in the summer. River Beaches are a plenty and a highlight of the summer here. Cycling, kayaking, mountain climbing and walking are popular past times in the area.
