Property Description

Granite farmhouse with 125m2 of living area, a recently renovated two-bedroom holiday cottage, two smaller outbuildings suitable for accommodation and a shed for keeping animals. Electricity is provided by a solar system, heating by woodburners including a central heating system in the main house. A spring provides water for domestic use and there is a water mine for irrigation. The main farmhouse is an old granite building with 104m2 of indoor living space, consisting of an entrance hall, large kitchen sala (farmhouse kitchen), sitting room, bathroom, three bedrooms and additional toilet. There is also a wide covered balcony adjoining the sala kitchen. There are several storage rooms below the house and sizeable attics above. There is central heating throughout the living area, powered by a large woodburner in one of the rooms below the property. This also provides hot water, as does a stand-alone wood-fired boiler. There is an excellent wood-burning range in the sala kitchen, as well as a gas hob, and a small woodburner in the sitting room. Electricity is provided by an efficient 24V solar system, comprising 500W of panels, a 2200W inverter and a bank of 12V 100 Ah batteries. The panels and inverter are in fine condition but the batteries will be in need of replacement. There is also a back-up diesel generator. The main domestic water supply is a spring on the property. A spring provides water for domestic use and there is a water mine for irrigation. The house is generally in good condition; there are however some window frames in need of replacement and other improvements which could be made. The sala kitchen was recently refurbished and double glazing installed. The house has a certified energy rating of A.

Casa do Poente
A little way from the main farmhouse, Case do Poente is a recently renovated two-bedroom cottage with a comfortable kitchen/living room, a bathroom with shower and an outdoor patio. It has a gas cooker, a gas boiler for hot water and wood stoves for heating. It has been consistently rented out on a short-term basis to holiday guests.

Casita de Acima
Above the main house is a small outbuilding with two bedrooms and storage space. One of them has a woodburning stove. These rooms have been used by wwoofers, volunteers coming to work on the farm. There is also a simple shower and toilet block for their use.

Casita de Baixo
Some way below the main buildings, in the lower paddock, is a little cottage with two rooms and a balcony. It does not have running water or electricity but makes a nice meditation or retreat space.

Land with total of 7.5ha. Roughly 2ha of this is surrounded by a goat fence, mostly sound but in need of repair in places. The land has a 22m2 stable, divided in two sections, ideal for goats or horses. It has additional covered space suitable for chickens and for wood storage. Included in the fenced area, in addition to the stable, there are two paddocks suitable for horses. One of these includes a large stream-fed water tank, which makes a pleasant splash pool in the summer. The rest of the land is ideal for vegetable gardening and has numerous olive trees and many other fruit trees (apples, pears, peaches, apricots, figs, oranges, lemons and one tangerine). There are a few grape vines and soft fruit bushes (raspberries, loganberries and gooseberries). There is woodland comprising mostly pines and strawberry trees. The land has been managed organically for thirty years, with an awareness of permaculture design.

Outside the garden and fenced areas are woods comprising mainly pines and strawberry trees, with some oaks, cork oaks and chestnuts and a few rogue eucalyptus. The woods provide a ready source of fuel for all the domestic heating.

The quinta is blessed with abundant water. There is a reliable spring which provides good quality drinking water all year round; it also feeds, via a holding tank, the main domestic water supply. A water mine is the source for irrigation of the garden terraces.

With views of the Serra de Estrela to the east and the Serra de Caramulo to the north, Quinta do Boico is a wonderful property in a calm and beautiful setting.

The quinta is situated between the villages of Varzielas and Varzea de Candosa. Access is via a dirt road of about one kilometre; the track is rough but amenable to normal cars – four-wheel drive is not necessary. Varzea is a twenty-minute walk, or five-minute drive, and has a couple of convivial cafes, one of which also offers groceries. The market town of Tabua is a ten-minute drive away. It is the seat of the Concelho, (municipality), and offers all the associated amenities, including a weekly farmers’ market. There is a diverse and friendly local community with many people living sustainably on the land, and regular alternative events and activities. There is also a thriving home-school network in the area as well as a Steiner kindergarten and primary school.
