Property Description

This is a unique property, a lovely place to live and a valuable business opportunity. An architect designed and fully licenced campsite for up to 30 people, currently with two yurts, spaces for 3 campervans and any number of tents, together with solar shower and compost toilet.

There is planning consent allowing new build of two bungalows, a yoga pavilion / studio space and a kitchen and dining area and offices which includes the refurbishment of an existing building for the shower and toilet utilities block. The campsite is currently off-grid with a well and solar PV electricity. However, mains water, electricity and sewage are all at the boundary and easily connectable. It is within the urban land classification and the architect has confirmed that it is possible to build an additional domestic dwelling on the site as well.

The campsite is set in a beautiful olive grove of 2,500m2 (approx 2/3 acre). The land is mostly flat with a slight incline to the south on one side attracting all year round sunrise and sunset views and plenty of shade from the trees. The olive trees are old and still very abundant giving plenty of nice tasting olives and quality olive oil. There are also young fruit trees, European Oak and Cork oak, as well as Bay trees. The light sandy soil is a perfect environment for growing fruit and vegetables.

The site is fully fenced and enjoys quiet nights with the clear skies and little or no light pollution and is a star gazers dream. During the day it is serenaded by beautiful birdsong and the sound of honey bees and cicadas, and occasionally there are eagles overhead.

The site has good access via its own driveway from the quiet tarmac road.

1km (15 min walk) to the village with post office and multibank, pharmacy, dentist, several shops and cafés, a weekly market and a vibrant and welcoming community. A number of community “festa” are held each year with good music, food and dancing in a friendly atmosphere, 1km (15 minute walk) to the river beach for swimming, the main towns are just 10km away and the cities are 30km away, 2km to the national roads with good links to the coast, the cities, airports and is midway between Lisbon and Porto and not far from the

Serra da Estrela Natural Park.

The current owner is unable to take the project to completion and is open to all reasonable offers. He will happily provide on-going future assistance to the new owners if this is desired. Suitable offers could include the two yurts, the working vintage tractor and trailer, as well as numerous tents and camping equipment. Open to all reasonable offers and imaginative responses.

More pictures and information are available on request. It is a beautiful place to visit and it is highly recommended that you see for yourself at the earliest opportunity. Accommodation can be provided for your visit.
