Wooden Off-Grid Cabin with Large Ruin With Eco Rebuild Plans

5m x 5m wooden cabin with large veranda out the front looking out over amazing views of the valley. 3m extension out the back with a workshop in one side & a bathroom in the other side. Cabin is insulated in the floor & roof, double glazed & has a large log-burner with oven in it. The bathroom on the back of the cabin is not complete yet, but most of the items (the bathroom suite, door, window etc are all here and ready to go in).

Underneath the cabin is another large area (the same size as the cabin & veranda combined but on a slope) with plans for half if it being made into a big workshop and the other half into another room (maybe an additional bedroom). The cladding has not been put up around the underneath and back of the cabin yet but it is all here ready to go up.

On top of the cabin are 12 large solar panels with 12 large batteries (total of 24V) accompanying theses, making for a huge solar system.

There is a very large ruin with the remains of old animal shelters attached to it. And, plans drawn up by the EarthShip Academy to rebuild this as an Eco Earthship. The EarthShip Academy are submitting the plans to the local Camara / Council so this rebuild would be totally legal and completely self-sufficient. The EarthShip Academy have also agreed to run a workshop here for a month to get a large group of people here to rebuild this in exchange for food and accommodation.

There are two compost toilets and outside showers at the other side of the land for volunteers etc.

We have also started to build a large 9m x 6m outdoor kitchen/communal space over the other side of the land too and all the wood and roofing is here ready to finish it, with power and water already there too.

There is a borehole which runs to two tanks that then gravity fed to the cabin and to the gardens and has not run out since it was drilled despite a very dry year.

Three large HugelKulture beds were created and have produced a huge amount of vegetables and will continue to do so for some 20 years apparently. These and all the fruit and nut trees and bushes that were planted last year are all watered from the extensive irrigation system we have put in over the land.

The land is just under 1ha, over three large terraces, with the middle terrace being round, creating a beautiful area where you feel really held by the earth. We believe it used to be a cherry farm as there are many cherry trees trying to push up through the eucalyptus in the middle of the land. The plan was to cut the eucalyptus down to use in the rebuild of the old ruin. There are a lot of oaks on the land and some cork oak and one olive tree.

This piece of land has amazing views and is only 30 mins from Fundao, 20 mins from Penamacor & 45 mins from Castelo Branco and also from Spain.

I can also leave behind if the price is right, all the communal kitchen equipment including cooker and fridge-freezer, all new mattresses and bedding and an old UK transit van which was about to be made into accommodation for volunteers (insulation already at the ready). There is also a website and social media pages and followers for the place as I had dreams of it becoming a retreat centre soon, so if you wanted these also we can discuss.

I was going to wait until we completely finished the project to sell it but I have decided to put it up on the market now and continue the work in the meantime. I will be looking for €75,000 when it’s finished (by Christmas I expect), but if anyone wants it now & does the work themselves (most of the equipment is already here, so there will be hardly any extra cost) then I am willing to negotiate on price.

This is a very special piece of land, completely off-grid (generating it’s own power and water), so you’ll have no overheads and the tax is €28.00 a year.
