Ruin with 57m2, a roofless structure (with permission to build a second storey too) The ruin consists of two divisions, but is covered with vegetation. There is also a small (incomplete) wooden building with 2.5m x 2.8m was created for shower and toilet.

Land with 1.1ha, over 7 terraces, with stone retaining walls, bordered by mature pine trees to the east, a small stream at the south side and an easily accessible path to the west. In the first and highest of the terraces there is a natural tank that fills in the winter months, this feeds the remaining terraces with water through a traditional underground irrigation system. (This system can actually be observed during the spring and in heavy rain through its numerous small waterfalls and the centrally located pond). On the second terrace there is a giant chestnut tree and a huge adult hazel, within this is a flat area with gravel about
4m x 5m which was created to place a circular tent of the tipi/yurt type. The schist ruin sits on the third and central terraces. In the last and lowest terraces, in an area dominated by walnut and willow trees, you will also find here the stream border, which then winds down to the nearby Cabril dam. This area can be used for a riverside garden – a perfect relaxing spot!

Lagoas is the perfect place for nature lovers and permaculture enthusiasts. It is well supplied with walnut, cherry, willow, hazel, olive and chestnut trees. Each terrace is defined by beautiful shale stone walls with fertile and deep cultivation lands. Its multiple terraces and good access make it suitable for commercial use, particularly for glamping site.

Located on a gently sloping south-east slope, very close to Pedrógão Pequeno, in a region with numerous cycling routes, beautiful river beaches, calm fishing grounds and great sports venues. 40-minute drive from Coimbra and the IC8 which connects to the main access roads to Lisbon and Porto.
