House over two storeys with 65m2 (two separate floors of 6 x 5.4 metres), thick walls made of local stone with a new roof & chestnut beam timberwork (fully treated with borax for insect protection, although it will need inspecting after the fire). It has full permission from the Camra offices in Coimbra to be built into a house (with permanent habitation) including room to extend (up to 25% I believe, but this can be checked with my architect) & plans for a house already paid for & in place, although these of course can be changed.


OUTBUILDINGS

There are 3 small outbuildings next to the house with 20m2, although these lost their roofs they all been given permissions to be increased by 25% for habitação by the Câmara. There’s a water tank we used for bathing the children & hand washing our clothes.

We didn’t choose to have electricity & telephone lines but it would be easily obtained for the site as there are posts nearby.


LAND

Land with just under 2ha, full paved road access, but lies at a dead end & ensures there is no passing traffic apart from the other land owners. It lies on a south east slope ensuring good sunlight all through the year (even in the dead of winter) with only a few terraces not seeing much of the sun.
The barn/ house is in the sun all year round.It has many terraces situated near to the house, and what was pine woodland in front of you.

Unfortunately after the fires two years ago many trees were lost but the Olive trees and grapevines are coming back (in a good year the quinta has produced around a 1000 litres of wine. The vines being old traditional Portuguese varieties like Touriga Nacional are mainly red (although there are some of the very sweet white grapes for making jeropiga. There is an exclusive water source all year round situated near the house & although it of course runs less in the summer, It has never gone dry or even close to it. There is also another water source at the far end of the land feeding into a large tank & what appears to be a well too. The soil on the terracing is fertile, although there is a lot of what looks like soft granite on the opposite hill (also part of the property).


LOCATION

The neighbours are friendly & the village is 10 minutes walk down the hill. Avo is lucky enough to have its own river beach to enjoy in the summer, so you don’t have to travel far for a swim, but villages all around Avo (all within half an hours drive) have river beaches too if you fancy a change of scenery! Avo has a bank machine, gift shop, bakery, cafe, mechanic, butchers, church & two little supermarkets, buses run to Oliveira (taking about 40 minutes but quicker by car). Oliveira is a large town with all amenities including a hospital & small medical emergency department should the need arise.

Although not particularly rural, it is very peaceful on the farm & there isn’t much traffic or noise, plus you have the added advantage of being within walking distance of a river beach & cafe!
