Heating: In the main house there is flexible heating, including central heating. The large living room is served by both a Supra fireplace and a gas heater. There are two boilers, one for general use, the other for central heating and which also serves as a back up for the first boiler. Both are gas driven.

Water: There is public water, which can be set to enter directly into the house. There is a large cisterna, in which rain water is saved, and which is automatically filled by the public water system. There is an electric pump which pumps water from the cisterna. Using the public water system saves on electricity, since it does not activate the electric pump. The pump is needed only for the irrigation system.

Land with just over 1.25ha. The garden is large, mature, and unusually beautiful. Made up of many sections on a sloping hillside, it has a wide range of flowers and native plants which are served by an extensive irrigation system. It features a large number of native medronho trees which burst into bloom in the autumn. Carob, olive, cypress and holm oak trees abound. The whole garden exudes peace and tranquillity.

At the top of the garden there is a salt water plunge pool from which there a striking view of the surrounding hills.

Special Features:

In 2011 virtually the entire roof of the main house was replaced to a very high standard. At the same time the main house was treated with a special paint which is guaranteed to last for at least 15 years and today still looks as though it was painted yesterday.

Windows are double-glazed and screened.
The bathrooms have rain showers.
There is a burglar alarm. Doors and windows have bars and the property participates in the Loule Safe Residence Program.

Located on the side of one of the gentle hills surrounding the little Algarve village of Amendoeira. Though it seems to be in the remote countryside, it is ideally located between the historic city of Loule and the family town Sao Bras (a 12 minute drive to each), and only a 25 minute drive to both Faro Airport and the nearest beaches. Just off a quiet country road, from which it is not very visible, it has ample parking. There is vacant land on either side and the property is not overlooked. There are lovely walks through the surrounding hills and countryside.
