Property Description

An idyllic country house by the river, not far from beautiful beaches of the Algarve.

It has in total 4 building. The individual units can be sold or rented out separately if not needed. Each house can be expanded up to 300m2 each without any licences. Would also make a good tourist project e.g. camping ground or bed and breakfast.

The main house was restored between 2017 & 2019. It is a typical house of the Algarve with a roof terrace, large stone walls & the windows & main door are framed with stone. With its 124m2 it consists of a big living room, kitchen, 2 bedrooms & a bathroom. Other than the terrace the house is suitable for a wheelchair access. The kitchen is not yet totally furnished but has an electric stove, fridge & dishwasher which are all fully functioning.

Building 2:
The second building with 135m2 is attached to the main house & is accessible from the main house but also with 2 different doors from the outside. This part already has a new roof & new floor but is not yet fully reconstructed. It already has a simple bathroom & could be used as second living unit or part of the main house. Currently it is used as guest room, workshop, garage & wood storage.

Building 3:
This stone ruin was equipped in 2019 with a new roof, a new floor & is expanded as a horse stable & hay storage. Currently it is used for 2 horses.

Building 4:
This is a ruin which is situated a little bit higher up than the other buildings & needs to be reconstructed totally or could be easily replaced by a low cost with a prefabricated house. A caravan for a temporary solution is already on the spot. Water & an extra strong power supply (in case a bigger project is desired) are already installed.

Water supply
In a zone filled with natural springs that all lead to the river. Most springs offer water with drinking quality. The village to which the houses belong offers also 4 public springs that can used by everybody.

Quinte Monte Corte Bucho is the first house of the village in river direction. There are 6km with not a single house so the water quality is quite good. The ground water of the river provides water for the 2 (of 3) wells that supply the house with a pump and filter system. The river has running water from about November to June. The ground water level stays high all year so that 2 spots always remain with water on your property. The river zone is a natural habitat for many rare birds and attraction point for many other wild animals.

There is a 5000litre tank, tubes, biological septic tank.

Power / Phone, Internet / Heating
The current monthly power costs are about 35e.- Hot water is delivered by a solar panel with a 200l tank & needs very little power. This solar panel (TISUN) was installed in 2018 & has a 10 year warranty. The main house is heated with a central modern wood stove in a central position of the house & therefore easily heats the main area. It provides the house with a lovely cosy atmosphere & the house is also prepared for central heating. The trees provide fire wood for the decades to come.

The area does not have any regular mobile phone connection (an antenna seems to be planned for 2021)

Land with 2ha, many trees & a lot of water. About a quarter of the land extends in a big stripe along the river. This part was always maintained & has a very good soil quality, nearly no stones & can be uses instantly for agriculture. The river offers many possibilities for the keeping of animals or touristic projects. The wonderful bamboo can be used for various things, traditionally for interior fittings. This part of the land has about 4 olive trees, there are grapes, pomegranate & 2 smaller orange & lemon trees. The bigger part of the land is hilly & contains mainly carob trees, & strawberry trees. Around the house are smaller fruit trees such as apple, plum, orange, fig & an almond.

Sold including most of its equipment (e.g. cement mixer, garden equipment, chainsaw, water hoses etc). There is a riding area prepared with about 18 x 38meters, but not yet filled with sand & cork . There is also a small chicken house behind the house, a Suzuki Jeep for only land use, a small trailer is also included. Further a regular car & a jeep can be bought to a cheap price.

Location & Distances

The area is called Serra de Calderão & is very popular for hiking. 5 Minutes to Aguas Frias and Monte Ruivo to a coffee place, restaurant, Mini Mercado, 20 min to S.B. De Messines with connection to IC1 & A2, 35 min to Guia Shopping (building shops, Aldi etc.), 40 min Albufeira beaches such as Gale, Praia de Coelha & many more, 50 min to Faro airport (via Loule, IC4), 5 min to Malhao with sea view. Twice a week the mobile fish, fresh vegetable and fruit & bread sales man stops in front of your door.

From Quinta Monte Corte Buhco you can walk in 2 directions flat along the river many kilometres & the mountains offer a never ending network of hiking trails with astonishing views.

A rare paradise for nature lovers that estimate the value of peace and quiet, but do not want to be isolated. The cities S.B. Messines, Guia and the wonderful beaches of the Algarve can be reached quite fast.
