Property Description


The land area is 6.6 hectares; fenced and subdivided, 15kms from the centre of Castelo Branco. Bounded by the national highway EN112 and River Tripeiro it has 3-phase electricity and mains water. Access is by a private tarmac road from the highway.

Registered as an agricultural holding and eligible for EU schemes of financial assistance, annual subsidies for the land area are currently about €1000. Livestock payments are additional. At Alcains (30kms) there is a monthly cattle auction, and a slaughterhouse which purchases all classes of livestock.

The land has been gradually developed from an unproductive and neglected state. Approximately two hectares of olives and two hectares of nuts (mainly almonds) have been planted. Almost all the olives are now in production, and some of the almonds produce their first crop in 2018.

About ¾ of a hectare has been used for grazing and hay; another area of about ½ a hectare remains to be developed further. The balance of the land is made up of various pockets of fruits and nuts, gardens, farmyard and river bank.

Underground main lines irrigate the whole property, primarily from a central pump and well, incorporating drip irrigation to the olive and nut trees with a venturi for application of fertilisers. The remaining land uses overhead sprays. The ornamental gardens utilise a borehole pump.

All irrigation equipment is included in the sale; also an NH45TCE 4wd tractor with ancillary equipment; other equipment and tools such as olive harvesting necessities, motorised saws, welder, etc.

There is a concrete block and brick building of approximately 450m2 which includes livestock housing, garage, machinery and other storage, 3 phase electricity and water from a tank. There are some other small sheds.


The house, directly at the end of the entrance road, is of natural stone, blocks and brick, with concrete beams and tiled roof. Three floors each of approximately 135m2 on a split-level site. Access to the living area (middle floor) is at ground level. This is one storey up at the rear, giving elevated views of the river. The domestic area comprises entrance hall; large farmhouse style kitchen/dining/sitting room; lounge room; vestibule/study from second entrance door, with enclosed staircase leading to the upper level and large store cupboard under the stairs; 3 double bedrooms, 2 bathrooms (1 en suite). Reverse cycle air conditioning in all main rooms. Two septic tanks.

The storey above the living area is floored but undeveloped. Underneath the living area and accessed at ground level from the lower part of the site, are a wine cellar, olive and other storage rooms. Adjoining the main building are a meat room and kitchen/smokehouse/bakehouse with domed oven and separate fireplace. There is a shady terrace outside the house as a relaxing area.

The purchaser may be from northern latitudes and wish to sell their own Extra Virgin Olive Oil and nuts in their home country. These are high value products and the vendors can elaborate on these business strands and others.
