The quinta is situated 1.7km from the historic village of Póvoa Palhaça and 20kms from Fundão. Póvoa Palhaça has a bar/café and small shop. Fundão has a weekly farmers market, schools, hotels, a campsite, swimming facilities, a sports centre, an archaeological museum, shops and supermarkets of all kinds, it’s a very beautiful area with easy access, famous for its micro climate, cherry growing, clean air, friendly people, natural beauty, archaeological interest, and the Gardunha Mountains.

The access is on a 1km dirt track. The quinta sits alone on a hillside in absolute stillness, beauty and nature, overlooking the rest of the world.

Land: 20ha (49 acres). Below and to the sides of the house and buildings is a large area of beautiful rolling meadows and terraced land (more or less 5ha). There are lots of fruit trees including orange and tangerine, fig, peach, pear, loquot, grape vines, plums, chestnuts, and around 90 good olive trees. There are also big beautiful cork oak trees, regular oak and pine trees. There’s a nice big threshing area near the house. There is lots of water coming from various wells, springs, and a water mine, plus two large water pools. One of the water sources is piped to a tap outside the house.

Above the house is a really vast area of hill/mountain side pretty much lost to nature and partially inaccessible. We have a topographic map of the whole land.

The photos were taken late summer but for 8 to 9 months of the year the land is lush and green.

House and buildings : There are three registered stone buildings. One house with a 97m2 footprint, and two stores/barns with 77m2 and 30m2 footprints. All three are now registered for habitation. They can be renovated and lived in, plus extended. There’s also an unregistered stone ruin. There are animal pens and two good old stone baking ovens.

The house (see plan) is good and solid but needs total interior renovation. There’s a working fire place and a store on the side of the house that can be renovated to provide more living space.

There is no electricity to the property. As mains electricity would be too expensive to have connected the future owner will probably have to install some solar panels.

The Quinta do Rolo really is a gorgeous property with huge potential and will certainly make someone a fabulous home and smallholding!
