Quinta das Cabacadas is a new-build house (2010) sitting on 3.6 hectares of very tranquil countryside in Central Portugal. The property consists of an even divide between Open Terraces and Mature Pinewoods, with spectacular views facing a South-westerly aspect, across tree-filled, undeveloped valleys.

The terraces have been partially planted with a mix of deciduous, conifer and fruit trees. There remain large areas of good grassland, suitable for grazing livestock. The woodland has continuously provided the owners with bountiful winter fuel, plenty for heating with the Solid Fuel Stove.

The house is very well insulated, never needing any other source of fuel to keep warm, though there is also the option of a modern Oil Central Heating Unit. The Solid Fuel Stove has a back boiler, which thermostatically runs hot air blowers in the kitchen/sitting/dining room, radiators in the rest of the house.
The same woodland is full of excellent riding trails, which connect to miles of continuous trails in the many woodlands of this area.

There are two terraces given over to vegetable gardening; these, as well as the fruit orchards are totally Organic. All garden areas, as well as all shrubs, flowerbeds, lawns, orchards and specimen trees are watered automatically on a computerized Drip-Feed Irrigation System, fed by both a spring-fed original well, and a 90 metre deep bore hole.

Aside from the variety of fruit trees planted over the last six years, there are also many native trees, in particular the Olive Trees, of which there are over twenty. These have provided the owners with a continuous supply of Olive Oil – all organic! There are also a number of high yielding Fig Trees, Citrus and Apple Trees around the land.

Around the house are a number of tiled patios and terraces, which include a large in-ground swimming pool, and a fish pond. The swimming pool is kept clean by way of a top class, newly replaced Salt-Chlorine generator. No commercial chlorine need be added.

This property is very private, with exclusive views over a broad green valley. The 250-metre track to the house has been recently resurfaced, and ends in a gravel parking/turning area outside the house. A new build (same circa as house) garage/shed sits just near to this area; it may be used to house your car, and/or any valuable farm machinery/tools. It would be possible to convert this into accommodation, for either guests, or for animal housing.

Inside the house, you will find splendid views through the three French doors, all leading onto a large, roofed Veranda. This Veranda was architect designed to provide Passive Solar Heating throughout the winter months, but to allow the heat of summer sun to be minimized. The lower floor, where you will find three of the four bedrooms, stays cool in summer due to the outer back wall being built against a soil bank (with a strong damp-proofing membrane on the outer wall).

The Kitchen is fully modern, including top Quality Storage, an Induction Hob, Double Ovens and Dishwasher. There is also a big, walk-in food/general storage Pantry. On this same, upper level, aside from the bright, open-plan Kitchen/Dining/Sitting area, there is another En-suite Bedroom, with separate access to the veranda.

On the lower level you will find a good-sized Utility Room, which houses the Large-Capacity Storage Tank for the Solar Water Heating System. This has always provided a steady supply of hot water whenever there is some sun. In the winter, when cloud cover is possible, the Solid Fuel Stove provides ample hot water. Also on the lower level there is one large Master Bedroom, En-Suite, which opens with French doors to a Private Terrace facing the Woodland. Another WC/Shower Room comes off the hall, for use by two other bedrooms. Also, on this level is a large, walk-in Storage/Linen Room.

Throughout the house there is the third option for temperature control, this being wall-mounted Heat Exchange Units, which may be used to heat, cool or simply circulate air. All doors and windows are provided with roll up/roll down shuttering. More than half of the windows and doors are fitted with easily removable fly-screens.

On an upper terrace, half way down the track, there has been built a roofed wooden deck, with close access to an all electric shower/wc unit. There is a covered area attached to the deck, under which the owners park their camping van. This is provided with electricity, water and sewage and an extended, tiled parking area. With a mobile home or camper, this is an excellent, very private, extra-guest space, with tremendous views!

The nearest neighbours are a young couple, living in a new house a few terraces back from this property. They are friendly, helpful, quiet and hard-working, with a strong commitment to bio-dynamic gardening.

The nearest full-sized town, with all modern amenities and shopping, Oliveira do Hospital, is a twelve minute drive away, and the nearby village, Travanca de Lagos is a five minute drive, or a lovely twenty minute walk on rural tracks to a friendly café. The beautiful riverside city of Coimbra is an hour’s drive. Trains to all parts of the country, in particular the airports of Lisbon (two and a half hours) and Oporto (two hours) leave regularly from this city. There is a local station, 20 minutes from the property, with connecting trains daily to Coimbra and beyond.
The Spanish border is less than three hours from the property.

The Serra de Estrela Mountain Range is an hour’s drive away. Here you will find organised hill-walking, beautiful drives and villages, and skiing in the winter months. In the vicinity of the house there is Kayaking and horse riding.

The house is fully electric, with a landline phone and wifi coverage throughout.
