Quinta with several small single-storey, single room dwellings for renovation.

The dwellings are all in ruins, though the walls are good and some of the chestnut roof beams can be salvaged. The buildings are made of slate stone with thatched roofs, an ancient building style typical of the Serra de Estrela.

The property has two urban articles. The first is made up of 2 dwellings, one with a covered courtyard, plus an animal shed also in stone and with a thatched roof.  The second is made up of 5 dwellings, plus a modern concrete block annexe divided into 3 rooms, with plumbed water and a fireplace – this could fairly easily be made into a kitchen and bathroom for anyone wanting to live in a caravan / yurt etc whilst renovating.

Whilst we think the dwellings are perfect for renovation as they are, preserving the ancient and traditional architecture to provide tourism units (the quinta is on a walking route with no other local accommodation), but you could convert each of the groups of dwellings into a house (2 houses in total – 300m2).

The buildings were lived in until 10 years ago and had solar power, the concrete pad for the solar panels is still in place.

Approx. 4 hectares of land.  About 1.5 hectares around the dwellings has very fertile soil and has traditionally been used to grow cereals (you could grow your own new thatch).  The land is also suitable for fruit and vegetable growing or for pasture.  The remaining land slopes down to a mountain stream which runs all year and has small cascades and pools. This land is perfect for sheep, goats, or reforestation.

The quinta has its own natural spring for drinking water, which gives abundant water all year round.

The quinta sits atop a hill and has 360º views of stunning mountain scenery.  The access is good along a tarmac road and then a dirt track that is in good condition but would benefit from some improvement (this would not be a difficult or expensive job).

The nearest village of Folgosinho is 5km (10 min drive), and the town of Gouveia with all amenities is 18km (30 mins drive).

Hillside behind the ruin is currently scrubland, ideal for reforestation (we believe there are subsidies available).  In front of the ruin are terraces with stone walls.  Lush pasture land on both sides of the stream which runs all year with pure clear mountain water.  The property has a few fruit trees, and mature chestnuts, oaks and other native trees by the stream, but would benefit from more trees (reforestation).  There are 2 natural springs on the land.

The property is completely private and peaceful, with incredible views down the valley – you cannot see another building – just mountains rolling away into the distance.  Access is via the larger property.

The property is very remove and it sits at about 1000m altitude. Is ideal for someone who enjoys quietness and some solitude. May not be ideal to everyone. The access is 800m2 by dirt track After that you find the paved road to the village of Folgosinho (4km away). The land dont have much trees in the moment and would benefit from reforestation). The buildings were old shepherds shacks and animal sheds. Very basic, very few windows so it needs totat rebuilding but like said above, can be converted into 2 houses (already registered in Finances and Conservatory as Urban articles).
