Renovated two bedroom village house and annex with easily managed garden and orchard

Property Description

Renovated two bedroom village house with separate annex, barn, cobbled courtyard and a gently sloping and easily managed garden and orchard in a quiet hamlet close to Mortágua.

Situated in a traditional rural village this property has everything you need for a holiday get-a-way or a permanent home.   There are far reaching views from the house and garden over the village to the mountains of the Serra da Estrella.  Located just over an hour away from golden beaches to the west and snow-capped mountains to the east, there are also delightful walks and cycle rides in the immediate vicinity.   Coimbra, a half hour’s drive to the west, is one of the most interesting cities in Portugal with its ancient university, historic buildings and modern shopping malls.

The village of Sobral is based on small scale agriculture and you are likely to find a box of fresh vegetables, a bottle of local wine or a box of eggs left on the doorstep by one of the neighbours.    Mortágua, just a ten minute drive away, is a delightful small town with supermarkets, railway station, shops and good municipal services   There are regular trains to Guarda and Coimbra, with connections to Aveiro and Porto, and direct services to Lisbon and the south.

The main house is a renovated village house with a separate annex and open fronted barn. It is built on two levels with a large lounge, cloakroom and divided cellar with its own separate entrance on the lower floor.   The lounge, with its original stone walls, is a cool retreat from the hot summer sun but has a large open fire which is ideal on cool winter evenings.  The upper level, reached by a staircase from the lounge or a separate entrance from the rear, has two bedrooms (one currently used as a home-office), dining room, kitchen, and toilet/shower room.   The kitchen has a wood burning stove, stainless steel appliances and worksurfaces and an island fitted with breakfast bar, sink, and plumbing for a dishwasher.

Outside there is an annex with its own toilet/shower room and traditional bread oven.  The annex is suitable as an extra bedroom or for letting accommodation but is currently being used as a wood turning workshop. The barn has ample parking space for two cars and is a useful storage area, which could also be used as a delightful summer kitchen/dining area.   The garden has been laid out to grass with many fruit and nut trees and is bordered by grape vines.

The original renovation was carried out by the previous owners and has since been substantially improved by the current owners.  The electrical wiring has been renewed, locally crafted wrought iron stair rails have been fitted, the plumbing has been improved to provide central hot water to the kitchen, the courtyard has been cobbled, the annex has been re-roofed, cobbled patios have been built by the house and outside the annex, and the house and annex have been externally insulated and painted.

This is a great opportunity to enjoy real Portugese village life with easy access to modern facilities and beautiful historic countryside.
