Stunning 1.5ha of land with a stream, waterfalls, a plunge pool, a water mine and an irrigation cave, many (very productive – we sell the chestnuts) chestnut trees, some pine trees, 2 cherry trees and a small orchard (apples/pears). It used to be a place where potatoes and crops were grown so is very fertile and the land is built through with very solid granite irrigation channels (need clearing).

No mains water (although a pipe has been laid, but not yet connected, from the stream) The mountain stream water has been tested and is pure. We drink it.

Description
The potential for the Good Life on this stunning 1.5ha of land is huge… the stars, view and sunsets are magic and the smell of warm pine needles is amazing! The crystal clear stream, falls and plunge pool are so refreshing. We have cleared the land and there are plenty of logs ready for the woodburner there – the photos show some different seasons but it ranges from being a stunning green to being dry grass nearer the house in the summer, but the irrigation channels can be redirected and cleared to change that. We have put on a new roof, new mezzanine, new floor and fully rendered the outside of the property. We have leveled and added a wooden frame just outside the property where a canopy can be hung to provide a shaded area to sit out of the sun. The large chestnut trees on the other side of the land would be perfect to build a treehouse.

Seia hospital is 10 minutes away and numerous shops, bars, cafe’s, restaurants, markets, supermarkets, swimming pools, banks, doctors, schools etc. are all in Seia town, 15 minutes away. Local handicrafts including handmade cheese and wool blankets.

Local attractions
Serra da Estrela Natural Park – 101 thousand hectares of protected area (the largest in Portugal) encompassing the highest point in Portugal where there is a huge diversity of flora and fauna with an ‘alpine’ landscape. There are fabulous pure lakes to swim in, hiking and cycling trails, a ski resort and museums locally. Taken from the local tourist board description: “The magnificent landscape of the mountain is the natural habitat of mammals like wolves, boars, otters, foxes, genets and wild European rabbits. They are overflown by birds such as golden eagles and common buzzards, peregrine falcons, Eurasian eagle-owls and black kites.”

Situation of property
Isolated but a 5 minute walk from the local village. There aren’t any neighbours. The local villagers are the friendliest people we’ve met and we share home grown veg, eggs, etc. We’ve been happy to let the local shepherdess walk though our land and she couldn’t be more lovely, sharing her home made cheese. fresh milk, and stopping for a swing and chat in one of our trees!

Access
The last 5 mins of driving to the property is on a track – in winter, maybe only with 4×4, but rest of the year by normal car.
