Property Description

3 renovated and habitable stone houses with 2 outbuildings.

The farm comprises a mixture of a few large flat paddocks where even horses have been kept, several very good wide stone built terraces (largely built in spectacular white quartz) and a couple of forested hillside areas.

The farm is very old and has some very old chestnuts, olives and irrigation system.

There are more mature sweet chestnuts then you will see anywhere else in the vicinity – it is famous for these; as well as it’s grapes and it’s water and it’s spectacular views, particularly the sunsets.

The farm is blessed with two springs, a massive stone built tank and an ancient water mine (people say it is Roman?) running at least 50 metres into the hard rock of the mountain. These never go even a little dry and guarantee pristine mineral water for all purposes all year round, even after the terrible droughts of 2017.

There is also a wide variety of other mature trees, apple, oak, peach, elder, beech, pine, maple and dozens of cherry trees producing incredible fruit.

Currently the owner enjoys excellent phone and internet reception and plently of electricity from a solar system which is not included but can be easily replaced.

Currently the house is to be sold empty apart from Kitchen furniture, sink + fittings, plumbing pipes, a fitted bathroom and the water tank in the upper house which gravity feeds the property.

Access and Privacy
The farm enjoys both the privacy of having no immediate neighbours and the security and community of two nearby farms in easy 5-10 minute walk away.

There are two access routes, from above and from below. The valley route has a better surface but both are accessible to cars as well as 4X4s. They are public and pertain to the local councils for their maintenance.

Located closer to Portela da Cerdeira and Monte Frio, about a 30/40 minute walk from both, or a 10 min drive and 15 mins to Coja.

The immediate area is famous for its river beaches (Benfeita, Pomares, Coja) the water falls of Fraga de Pena and nearby Serra da Estrela.

It is also only 50 mins from the coast, the busy university city Coimbra, great for transport links, Similarly to Santa Comba Dão with mainline and international links, or the quinta is under 2 hours from Porto with its airport, award winning beaches, architecture and history.

Both the nearby villages of Monte Frio and Portela have excellent cafés serving food. Portela da Cerdeira also benefits from a small supermarket and hotel. The nearest town of Coja has all other amenities, banks, post offices, doctor’s surgery, schools etc. There is a bus that goes every morning from the Monte Frio cemetery at the turning for the farm to Coja and Arganil.

The area as well as the farm itself is dripping in history from Neolithic and Celtic times through to the living history of rural ways of life still practiced in this region. The nature reserve of the Mata da Margaraça is an easy 20 min drive away and only a little further is the famous xisto village of Piodão.
