South facing organic land in a beautiful and peaceful little valley close to the river Alva. Flat meadow with woodland on valley sides, olive, chesnut and fig trees, cork trees and organic grapevines cultivated and wild.

2 ruined mill houses:

- Ruin 1: 25m2 casa de habitacao (pre 1951) in need of total renovation
- Ruin 2: can be extended to 50m2, over 2 storeys, giving a total floor

Brick built store shed and another smaller shed. The land has been cleared properly by local forest trained staff however is currently overgrown.

This property is made up of two plots (artigos) with a ruin on each, giving the possibility to renovate the ruins and sell on separately. Alternatively, this plot would be perfect for 2 sets of friends to buy together have one plot each.

The old mill stream runs through the land, next to the ruins, and there is also an irrigation channel on the other side of the meadow.

The neighbours riverside plot with small river beach was purchased in 2006 which currently grows organic vegetables and produces in excess of 3-500 litres of wine per year. There are cultivated vines and wild vines which produce a slightly weaker wine.

Mains water and electricity are nearby. The rental potential in the area is substantial throughout the year. A small turbine can be installed enough to run lights for both properties.

Access is directly off the tarmac lane that borders the top of the property and there is a track on the property (in need of improvement) providing vehicle access to the meadow.

Less than 2 km from the pretty town of Coja for all major banks, shops and bars etc and under 2km to the lovely riverside village of Barril de Alva with river beach, bars, shops and riverside restaurant. It is a 40 min drive to Porto, 50 min drive to beach Figuera de Foz and skiing in the Estrela mountains is approx 45 mins drive.
