This stone built farmhouse cottage has been fully renovated retaining many original features. It has a footprint of 80m2, is 2 storey and has 2 bedrooms. The interior has exposed beams, exposed stone walls, some original wooden floors and ceilings, and new exterior doors and windows. A quirky cottage with interesting and surprising features!

The main entrance is through an archway then up a few steps and into a tiled hallway. Off the hallway there is a double bedroom and a fully fitted and tiled bathroom. The bathroom has a toilet, basin with storage cupboard beneath, a bath with a thermostatically controlled shower above, and here’s the first surprise - a lovely open fireplace! A new pine staircase leads from the lounge down to a large kitchen/dining/living area. Here you find a fitted, cottage-style, tiled kitchen with base and wall units, sink with drainer, gas cooker, and fridge-freezer. There’s plenty of space for a dining table with 4 chairs, and 2 settees. The woodburner is situated in the corner of this room. Two of the walls feature exposed granite stone.

Double patio doors lead from the kitchen area out to a patio where you can sit in the shade of a large tangerine tree. From here you can look out over your garden, at the surrounding countryside, and the hills and pine forests beyond. To the left and adjoining the house is an open fronted storage area which is presently used as a nursery for the plants and flowers in the garden. A wooden storage shed is positioned to the side of the house. There are also extra storage spaces/animal pens on the ground floor, accessed from the exterior.

Approx. 3,500m2 (near 1 acre) of land in 2 parcels. The first being the large garden area immediately around the house and patio. This established garden has olive and fruit trees and is planted with mature shrubs, flowers and herbs. There is an organic vegetable plot within the garden, and the whole garden area is bordered by vines.

The second parcel of land (the greater part) is situated just to the side of the house, but not adjoining. It is a beautiful and diverse area of pastureland (ideal for horses), olive groves, vines, flat grassy terraces, a young pine forest, and natural terraces with lots of indigenous trees, shrubs and herbs. The 2 wells are situated on the lower terrace with large Yukka palms growing alongside.

The whole area is well maintained and has an abundance of trees including apple, pear, orange, tangerine, fig, hazelnut, cherry, nespra, peach, pine, olive and lots of vines. The average yield on the olives is 50 litres of oil per year, and the average yield on the vines is 100 litres of good red wine per year.

Access is good with parking space for 4/5 vehicles. Situated in a peaceful ecological area, and set back off a small cobbled lane with street lighting. The cobbled lane is off a tarmac road and is 1 minute’s drive to the main arterial road connecting the towns of Tabua and Oliveira do Hospital.

The nearest village of Lourosa with café/bar and shop is a 1 minute drive, the town of Tabua with all amenities is 15 minutes drive. The larger town of Oliveira do Hospital is a 20 minute drive.

The property is ready to move in and start living life at a slower pace, in a peaceful rural area within easy access of all amenities – the good life awaits !
