A traditional house entirely made of granite, occupying 112 m2 of the terrain, with half of the house consisting of two floors. It is well maintained, but needs some modernising.
There is a barn near to the house (10m apart), built several years ago for farm work support (for sheep keeping, agriculture machines, agriculture products and so on.) The barn occupies 114 m2 of the terrain, with walls made by cement blocks and recovered by cement. Outside walls could be easily and cheaply reconverted to the traditional outlook of local traditional constructions, by covering the outside walls with thin pieces of granite.
Both house and barn have mains electricity. However clean sources of energy could be an option (the region has an average of 2,700 hours of Sun along the year (>60% of annual daylight hours), and an average wind speed of 4-5m/second).
The property has three wells, a natural spring water source, and also a tap point of a water supply from the Development System of Irrigation of the “Cova da Beira”. This means permanent water supply all the year around. There are also a few smaller temporary water lines (little streams), which normally dry in the middle of summer. The total annual rainfall is between 800-1,200mm, during an average of 80-100 rainy days.
The property has about 5-6 hectares (12.4- 14.8 acres) of alluvial soil, belonging to the best quality of soils class - Class A, according to the Map of the Land Use Capability (CCU) of the Portuguese SROA/CNROA of the Ministry of Agriculture, with high potential for irrigation utilization. The SROA/CNROA classification is based on the methods and processes of the "U.S. Soil Conservation Service"), with scale range from Class A (without land constraints and with a very high capability of agricultural use) to Class F (only for forestry use).
It has a continuous vineyard, with about 0.7 hectares (1.3 acres), cleave to wire framed structure and very well treated, producing up to more than 4.000kg (8,800 pounds) grapes, and mixed by several regional varieties, This vineyard is regarded as the best one of the valley of the “Ribª das Maçainhas” by many inhabitants.
It has also small clusters and lines of Pyrenean Oak Quercus pyrenaica and also a riparian bottom woodland in the banks of the Maçainhas stream with poplars Populus nigra, ash Fraxinus angustifolia and willows Salix sp.
Additionally near the house there are more than 20 olive trees in rows, several fruit trees and some more lines of vines.
The farm is located in a very peaceful and beautiful valley whose landscape is typical of the “Beira Baixa” Province, spotted by small farms, patches of agriculture and pasture lands, sheep herds, oak and pine woodlands, and surrounded by small hills covered by forest and rocky outcrops. Highly polychromatic, the colours of its landscape change year around and according the seasons, with a mix and strong seasonal changing of a lot of tones of greens, yellows, reds and browns coming from the patches of vegetation – the agriculture cultures, shrub and woodlands. The region of this part of “Beira Baixa” - Belmonte and neighbouring counties -, have a curious relief, with short and high hills intercepted by valleys of very different sizes.
About 36km far from the farm and the town of Belmonte there is the “Geopark Naturtejo da Meseta Meridional”, approved by UNESCO in 2006 to making part of its Global Network of Geoparks, is one of the only two existing Geoparks in Portugal at present.
The historical town of Belmonte is located midway between the city of Covilhã (18km) and Guarda (21km) being served by the highway A23, which run about 1,5 km west of the farm and 1.5km east of the Belmonte city. The highest mountain of Portugal – “Serra da Estrela” (The Mountain of the Star) –, is clearly visible from the farm, being only 26km apart in a straight line. Because of its altitude, 2,000m, and regional climate, is covered by snow in the winter and early spring, allowing snow sports.
