This property is a lovely, well maintainted quinta with an 80m2 cottage which was renovated two years ago with a new roof and windows. The downstairs has an open plan living room, kitchen and dining area with a woodburner, and a double bedroom. Upstairs has one large bedroom which could easily divide into two rooms. There is the possiblity to extend the cottage.

There is also an outbuilding, on a lower terrace to the house which has a shower and bath (hot water is either through solar, or with a wood burner). A quaint compost toilet is close by, in amongst the trees. Behind the house is a small taverna for entertaining guests and having parties and remains a cool place to sit in the summer.

Water is provided by three water mines, and as a back-up there is a 50 metre bore hole (usually only necessary in the summer). There is also a small river that runs across the land from October to June.

This is an ideal location for solar power or mains electricity can be connected to the property for 2,500 euros (the owner is happy to include electricity connection in the sale of the property if the buyers wish).

The land is 1.3 hectares big and is south facing with protection from the north wind. A large part of the land has a 1.5 metre fence, ready for animals (currently for grazing goats but may be suitable for other animals). It has red and white grape vines which produces around 85 litres per year and also many fruit trees; plums, apples, figs, peach, persimmon, kiwi, pear, cherry, pomegranate and oranges. There are also fifty young olive trees and a new plantation of chestnut woodland, planted with sixty trees last year. There is also a wood and plastic greenhouse built over a rock to keep the heat over the winter for growing winter salads etc.

This quinta has a wonderful view of the Mondego Valley and is a great place for walks and exploring. The River Mondego is 15 minutes walk and is good for canoeing, swimming and fishing. It is 10 minutes by foot to the local village of Póvoa de Midões which has cafes and a small shop. It is 7.5km to Tabua which has supermarkets, weekly markets and many other amenities and it is 45mins in a car to the city of Coimbra.
