Quinta Tapada is located in Esculca, a village above and 5km from Coja, in the foothills of the Serra de Estrela. 67km North East of Coimbra, a 2 hour drive from Porto and a 3 hour drive from Lisbon on good roads. There is a lively community in Esculca, which is run by a local council of residents, and much information and help can be found in the friendly bar on the main square.

The single story house is registered at 65 square mtrs on one floor and features a bread oven which can be incorporated into a kitchen. According to the Informação Prévia issued by the Camara in Arganil, the house can be extended to a maximum of 570m2 on up to three floors. There are 3 good local builders in or near Esculca, and many other local services to facilitate construction and maintenance.

Tapada faces north to panoramic views from the Sierra de Estrella in the East, across Coja with far reaching views across the villages of central Portugal, to magnificent sunsets in the west. The house is set on the edge of the village next to the church with 2,640m2 of gently sloping land with approx. 50 olive trees, in a good oil producing region. Because of the gentle slope on the land this property has good sun all day and is an excellent site for solar electricity. Despite the close proximity to the village this land feels secluded and peaceful with much birdsong and often a gentle breeze.

All of the cables in the photographs can be rerouted and in May 2011 no payment was required for this work.

There is very good quality mountain water, which is tested regularly, and also electricity on the boundary of the property. There is no charge for water in Esculca.

There is good access directly from the tarmac road onto the property.
