On the opposite side of the cottage there is a stone built storage building, which is accessed externally, though with a little work could be incorporated into the living space of the property. This building is also set over one floor and has a wooden beamed roof.

The cottage is situated in a rural location accessed via a gravel road. There are neighbouring properties, though not immediate, and do not impede your privacy. It has a decent sized garden of 1,160m2, with mature trees. The garden is situated on a slope but is not a steep gradient.

Located just a short walk (2 minutes) from the River Nabão, which passes closeby.

It also comes with the option to purchase additional land which has viability, though not planning consent, to build. There are two plots available, one of which has a well on it.

The property is situated close to the small hamlet of Marquinho, which is around 5 minutes drive into the market town of Ansião. Ansião also has schools, health centres and banks.

Coimbra, Portugal's third city, is approximately 30 minutes drive from the property. Coimbra is home to Portugal's oldest university and is a popular destination for tourists. Coimbra has several large shopping centres, builders merchants, schools, train and bus stations and a large selection of Fado bars.

The closest airport to the property is located at Porto, which is approximately 1hr 45 minutes by car. Porto airport is serviced by several low cost airlines which operate regular flights into and out of the United Kingdom.
