6,000m2 (1.5 acres) of land with badminton field, two traditional threshing circles, a wooden cabin, and very large yet private gardens. The gardens has lots of established flowers, plants and trees - mainly olive trees, and is all walled and has beautiful dry stone walls within. It comes with its own source of water from a borehole which has proved to have endless water all year round and regular tests showed that the water is potable. Lots of taps are situated throughout the garden for irrigation. The borehole can also serve the villa by turning a simple valve if necessary. There is a small machinery house for the bore hole and a water tank. In the garden there is also a feature stone fountain, several stone benches, a feature windmill and lots of garden furniture including chairs, tables, sun shades, etc.
The swimming pool is 8m x 4m, is of superior construction with 10 years warranty with most of the machinery - pump, liner, etc. Built by a local company (subsidiary of a German multinational) the pool has been so far problem free. All the equipment is available - Hoover, net, pump house, etc. Around the pool are tiled and grassed sun lounging areas complete with sun loungers, and nearby is a built-in BBQ.
The villa is located in the picturesque village of Outeiro which has fantastic panoramic views and is a tourist attraction due to its many traditional renovated windmills.
There are lots of shops, bars, and restaurants in the nearby and major towns of Ansião and Penela which are only a 10 minutes drive away. The cities of Pombal and Coimbra are 30 minutes, and it is a 90 minutes drive to Lisbon or Porto.
