The interior of the house has been completely re-built. The floors are concrete and the walls have been insulated. The roof is made of insulated roof panels with velux skylights. The upper 2 stories have been finished as a residence. The second floor has 3 bedrooms of 16m2, 16m2 and 13m2, and a large bathroom of 8m2 with bath/shower, deluxe sink unit, toilet and connections for a washer/dryer.

The first floor has a living room of 44m2 with large windows giving a fabulous view of the Alva valley. The windows and doors are made of aluminium in wood color. The windows are all double glazed. The open kitchen of 6m2 has a modern neutral finish and has built-in appliances such as an electric cooktop, refrigerator, dishwasher, oven, extractor fan and pull-out pantry cabinet. There is also a den of 8m2 with an open connection to the living room. Futhermore, there is a bedroom of 13m2 on this level with its own bathroom containing a shower, toilet and sink (about 4m2). There is a separate storage area. A balcony has been designed for this floor but has not yet been added.

The ground floor is unfinished and consists of a living/kitchen area of 31m2 and 2 bedrooms of 11m2 each with a bath of 3m2. This could be finished as a separate apartment. The storage room of 10m2 has connections for a boiler and washer/dryer.

General information:
The house has electrical heating and the hot water is provided by boilers with sufficient capacity. Both the ground floor and the first floor have connections for a wood stove. There is a separate structure for the connection to the power grid. A septic tank has been installed (permit obtained). The water quality is very pure and is supplied by a well on the property. Measurements show that more than sufficient water is available on the property. The finished areas have tile floors in a neutral color. The stairs are finished with granite tiles. All building permits have been obtained. The renovations were done under the guidance of a Portuguese design company. The work was carried out by a well-respected Portuguese contractor.

The natural growth on the lot consists of many types of trees including olive trees, fruit trees and chestnut trees. There is an excellent view over the Alva valley from this lot which can be reached by an unpaved road of about 1.5km. There are paths to various neighbors at a distance of 150-200m.

The house could be extended by some 400m2 by connecting it to another structure on the lot. The separate structure could also be finished as a hobby area or atelier. This is a large lot with absolute privacy. It is extremely restful with lots of natural beauty. It would be a great family house or an artist's escape. By car it is 15-20 min. to the centre of the nearby town of Oliveira do Hospital where you can find all facilities.
