The Quinta is a Hotel Rural (Country House Hotel) and Apartamentos Turísticos (luxury tourist apartments) complex in the Caramulo mountains of Central Portugal. 12 rooms, 1 suite, a cottage (sleeps 8) and 12 apartments with 31 four-star rooms, conference room, restaurant, swimming pools, and tennis court. The hotel opened at the end of 2008 and has received the European Ecolabel and the Green Key 2009 and 2010.
All hotel rooms and apartments are officially classified as 4 stars (inspection 2009). Facilities:

Sustainability and technology
All equipment is latest generation and, whenever possible, the choice was made to acquire sustainable and low energy equipment. In the renovations and new constructions the utmost care was taken in the selection of materials with the best heat (as well as sound) insulation properties. All windows have double glazing, and there are solar panels for generating hot water and electricity (104m2 of photovoltaic solar modules, grid connected). Wherever possible, water based paint with the European ecological label was used. Almost all lightbulbs used are energy-saving. The lights turn off automatically when a room is unoccupied. The airconditioning turns off automatically when a window is opened. The waters from the sewers are biodegradated in a special tank. All waste is separated, and organic waste is composted.
The swimming pools use the latest ionization techniques for disinfection, which minimizes the need for chlorine. Heating and dehumidification of the indoor swimming pool is done with heat pumps of the latest generation. Exhausted air is reutilized as a way to recover heat.
The European Ecolabel The Quinta is the third company in the tourism sector in Portugal that has received the European Eco-Label. The goal of the European Eco-Label is to help the European consumers choose high-quality ecological and environment-friendly products.
The Green Key 2009 and 2010 a worldwide available eco-label awarded to leisure organisations such as hotels, conference and holiday centres and leisure facilities. To obtain The Green Key a company has to fulfil a list of environmental requirements. These requirements are contained in a number of criteria. Besides environmental demands (by example to control the production of waste and the use of water, electricity, etc.), the criteria include demands on policy, action plans, education and communication. Obtaining The Green Key shows the sense of responsibility an organisation has for its surroundings and society.
Organic Farming Certification The 4.74 hectares of land is officially classified by Sativa as fit for organic farming. The quinta produces all kind of organic citrus fruits, used for consumption by guests of the hotel or sold.

Reason for sale
We are a small family run business and we have, besides this Quinta, 3 more rural tourism units to run. After 20 years in the business we have decided to "semi retire" and keep only the smallest tourism unit.
Price and Financing
The project was co-financed (loan) by the European Union (Turismo de Portugal, S.A.).
The price is 2,650,000 €, including the company licensed to run the hotel, all real estate, furniture, equipment and all belongings. However, the fact that it was co-financed makes it possible to arrange a takeover of the actual loans, totalling 1,900,000 € (to be paid back until 2019, details on request), leaving a remaining 750,000 €. There is the possibility that up to 800,000 € of the loan does not have to be paid back, depending on the results until 2019 (prémio de realização). Return on investment can be realised in a few years. Details on request.
