Riverside quinta with 3 houses for renovation

A really pretty and very interesting riverside property in a private and peaceful location. Basically habitable but with plenty of scope for improvement.

The main house (50m2 footprint) is basically habitable and consists of an open-plan kitchen/living room and a bedroom upstairs, with a further seperate room downstairs with bread oven and a large wine tank (the tank has been covered and used as a double bed!). Adjoining shower room. Wood-built composting toilet circa 30m from the house, with stunning views over the river valley!

Close to the house are two further buildings for renovation/conversion:
A brick-built single-storey outbuilding (good walls but no roof) with 2 good-sized rooms once used as workshop/store but could convert to further accommodation.
A granite stone two-storey building (once used as pig sty/store) which could also convert to further accommodation. This building has a tiny adjoining 'courtyard' with a curved stone wall.

It would be possible to extend each of the existing buildings by 20% of their footprint, but no new buildings would be allowed as the property is situated in an ecological zone.

No mains electricity. Solar and/or hydro power would be the ideal solution.

Telephone (with ADSL broadband) not currently connected, but possible.

The land is registered as 19,200m2 (1.92 hectares) but seems to be larger than this in reality. The land is fairly steep but is terraced and has some good sized flat areas.

Lots of grape vines, olive and fruit trees. Pine and eucalyptus woodland which supplies plentiful firewood.

2 good wells for water (but we think we have found more whilst clearing the land).

Goat/donkey stables and a wooden dog kennel.

The property has river frontage (Rio Mondego), although there is a public track (little used other than by the occasional horse rider) between the main buildings and the riverside terraces.

Access is along this track which is quite rough - possible in a normal car but a 4x4 would be preferable!

The nearest village is Vila do Mato, which has small shops and cafe-bars. The nearest towns are Carregal do Sal, Oliveira do Hospital, and Tábua - all have schools, banks, supermarkets, weekly markets, variety of shops, health centres, dentists, etc.

Quinta Carucho would make a perfect smallholding, retreat, or small-scale rural tourism business.
