This sympathetically restored 3 bedroom stone farmhouse, measuring 357m2 of construction, is being sold with all the furniture and appliances as well as some gardening tools.
The farmhouse was originally constructed in 1895 and was restored in 2002 to a high standard retaining many original features. The house benefits from double glazed, wooden framed windows throughout. The farmhouse is constructed in stone, is set over 2 floors, and has stone carved window and door surrounds. The living accommodation is situated on the first floor, which, due to the situation of the house, appears as the ground floor from the rear.

There is a stone exterior staircase which leads to a covered veranda with a wooden floor running the length of the house and gives access to the bedrooms and the living room. The spacious veranda has good views over the garden and the countryside beyond and looks into the courtyard. All the entrance doors to the rooms are massive wooden doors, thus enhancing the original features of the farmhouse. Coming up the outside stairs, the first door, which is double wing, leads into the large master bedroom, the second to the spacious living room and the third leads into the other 2 bedrooms, one of which is smaller and is accessed by the first.

At the end of the covered veranda there is door which opens up into the entrance vestibule of the house. This entrance hall can also be accessed via an external door at the side of the house. There is a partially tiled bathroom with a shower cubicle, pedestal sink and toilet off this entrance hall. A door from this hall leads into the kitchen, which is double aspect and has a selection of built-in base and eye-level units, a stove and a hub, a fridge and a micro wave. There is a fireplace with a cast iron log burner on one side of the kitchen. A set of part glazed patio doors lead out to the balcony at the front of the house, which is being used as outdoor dining room and has beautiful views into the large property and the landscape beyond.

The ground floor of the house has a series of storage rooms including one for the boilers and heating equipment. There are 3 rooms with exposed stone walls, one of them housing the property's sauna. The fifth room is rendered and painted and serves the current owners as a laundry as well as clean storage.

There is a stone staircase at the back of the house alongside the kitchen wall leading into the shaded courtyard, which gives access to the 3 storage rooms including the one that houses the sauna. There is a gate closing this courtyard, which also has a variety of trees, shrubs and flowers.

Outside the fence there is a separate building which has 2 rooms, one of them being a small kitchen with gas stove, sink, work surface and refrigerator, the other one being a bathroom with shower cubicle, pedestal sink and toilet. Each has its own outside door and each has a window.

Looking from the balcony at the back of the kitchen, on the left side of the house there is a detached annex, which is set over 2 floors and measures 49m2 and is currently being used as an office by the present owner. Next to this are 2 single floor annexes, one housing the fire wood and the other the original bread oven. These 2 together measure 52m2.

The property has a well and a borehole and is also connected to mains water. It has been fitted with solar panels to heat domestic water and power the central heating system.

A bit away from the house there is a 34m2 garage and a wooden roofed car port which can accommodate up to 2 vehicles. There are also brick built stables with 2 compartments and large fenced area for animals.

A wooden platform with steps leading to it is being used by the current owner as the floor of a large yurt. This platform looks into the surrounding meadows, woodland and terraced garden belonging to the property. The yurt and all the related equipment including a wood burner is negotiable with the sale of the property.

On a terrace above the yurt there is a cement floor to accommodate the splash pool, surrounded by a flat lawn for reclining chairs and a sun shade.

The property is set in a secluded position and has 40,000m2 of land with a variety of mature shrubs and trees, including many cork oaks and old olive trees. The garden immediately in front of the house has been cultivated and used as a vegetable patch and there are many herbs and vegetables in situ. There are 2 large meadows on the property, ideal for keeping sheep, horses or mules. Many old, well preserved, stone walls make the terraces for the olive trees and a forest with pine and eucalyptus supplies fire wood.

The property is situated is a rural location around 7km from the Boiça Lake and a 15 minute drive from the Cabril Lake. The closest town to the property is Graça, which is around a 10 minute walk. There is a café with broad band internet connection and a church and primary school and a small grocery shop in this town.

The larger town of Pedrógão Grande is about 10 minutes by car. Pedrógão Grande, which is centre of the “concelho”, has schools, shops, a weekly market, restaurants, cafés, library, health centre and pharmacies. There is an Express bus directly to Lisbon 3 times per day.

The closest train station to the property is at Pombal, about 30 minutes drive. The nearest airport is situated at Porto, which is around a 2hr drive. Lisbon airport is around 2hr 30 minutes away.
