Pomar Velho is situated in the Upper Alentejo on the Portuguese-Spanish border in a Natural Park close to the eagle’s nest fortress village of Marvão and 13 miles from the county town of Portalegre.
Pomar Velho is a beautifully restored farmhouse which is a recognised member of the official Turismo Rural state classification of tourist accommodation. It can be run as a country hotel with the owners living-in or alternatively as a self-catering destination for large family groups. Also, the house has 3 front entrances and could easily be divided into 3 independent units. Everything needed to walk in and run the house as a business or a home is included in the price - domestic appliances, all necessary furniture including 4 antique pieces, bedding and linen, crockery and all kitchenalia. There is potential for expansion as a very large stone ruin - 500 square metres - with 2 floors is ripe for renovation. There is a filtered swimming pool - 10m x 5m - with sunbathing terraces and a large, shady terrace at the front of the house. The 5 acres of land are easily cared for but there is plenty of scope for vegetable cultivation and livestock. The land has a natural spring which runs into a small man-made lake - ample water for irrigation and filling the pool. The land also has a small stream running at the bottom of it. Also lots of kiwi vines, olive, cork, plum, orange, lemon, fig, walnut, apple, cherry, pomegranate and pear trees.

The owners have lived in Portugal for more than 30 years and are retiring back to the UK to join family. There is a vibrant foreign community that meets regularly.

Kitchen - Granite worktops, locally crafted chestnut cupboards. Table and chairs for 6. New gas cooker with 5 rings including a triple burner. New dish washer, washing machine, toasters. Fitted cupboards in large corridor leading to dining room. Fridge freezer, fridge and chest freezer, shelving, 2 vacuum cleaners, iron & board.
Dining Room - Beautiful solid granite press which was always in the farmhouse, bread oven converted to open fire, traditional dining table and 8 matching chairs in 18th century style, additional wooden chairs, 17th Century 2 metre chestnut chest, fold up full size table- tennis table, spiral staircase to upstairs sitting room, door to front terrace. ( 45 square metres )
Upstairs
Bedroom 3 - 2 single beds, wardrobe, bedside tables, dressing table with mirror and drawers, beautiful original chestnut fitted cupboard, ensuite full bathroom as above.
Bedroom 4 - 2 single beds, newly laid and treated larch wooden floor as with bedroom 6 . These rooms are above communal areas. Bedside table, traditional alentejo hand painted desk and chair, railed wardrobe recess. Ensuite bathroom - shower unit, toilet and washbasin.
Bedroom 5 - One single bed, traditional hand-painted Alentejo dressing-table with drawers and bedside table. This bedroom also has access to the bathroom described above.
Bedroom 6 - Wooden floor, inglenook fireplace, 3 single beds, fitted storage and wardrobe space, 2 chests of drawers, bedside table, wall mirror. Ensuite shower bathroom - shower cubicle, toilet, washbasin and bidet.
Bedroom 7 - Double bed, dressing-table with drawers and mirror, bedside tables, fitted wardrobe, ensuite full bathroom as above.
Library Area - This open space at the top of one of the 3 sets of stairs to the first floor has a floor to ceiling19th century wooden shelving fixture salvaged from a grocer’s full of ample holiday reading material and games. Doors lead from this area to the swimming pool at the back of the house. Further along the corridor is another large, antique oak chest. At the end of the corridor is bathroom 7 which can be easily accessed from bedroom 5 should the occupant require a private bathroom.
Bathroom 7 - Complete bathroom as described above. This bathroom also serves the main living room.
Main living room - 2 large sofas, 2 cane chairs, antique leather chaise long-type sofa. Old wooden travelling chest used as TV table. Solid chestnut nest of tables, antique side table, antique and very beautiful glass fronted early 20th century pharmacy cabinet, wood-burning stove. French doors to small terrace.
Outside Area
Front Terrace
Large wooden dining table, 2 circular metal tables, 14 metal terrace dining chairs. Outdoor lighting. Gas barbecue. Storage room and log store at side of house. Original fountain tap with 3 granite stone fonts / basins. Professional basketball hoop on side of house. Boiler room and oil deposit rooms meet all regulations and are on the other side of the house.
Back Terrace
Steps up to pool which is fenced and gated. 6 loungers on slate terrace. One wooden bench, 2 wooden armchairs on solid decked terrace under shade of a fig tree. There are 4 cushioned deck chairs stored in the house along with lots of swimming pool towels. Pool cleaning equipment and regulation life belt.
Location
Pomar Velho is situated in the Upper Alentejo in a Natural Park which has very strong regulations regarding conservation. The region is totally unspoilt and borders the Spanish province of Estremadura, famed for its black pig pork and presunto (parma/serrrano)ham. The house is situated 800 metres from the Spanish frontier and so benefits from trans-frontier commercial, social and cultural factors. The main tourist aspects involve walking, bird-watching, historical sight-seeing and enjoying the delights of eating and drinking the local produce.
The gem of the region is Marvao, a stunning 1000 metres high village fortress, which forms one of several frontier castles soon to be inducted into the Unesco World Heritage Foundation. Evora is an hour away by car as is Merida, which possesses the best Roman ruins in Iberia. Both are Unesco World Heritage sites.
In the summer the dry heat of the Alentejo can be soothed by one of 5 beautiful outdoor swimming complexes in Castelo de Vide, Portagem, Ribeira da Nisa, Portalegre and Reguengo, all within easy reach of Pomar Velho.
