JMF955: Quinta da Regada
Wine estate with potential use as luxury hotel
Photo Album for this property.
This is an absolutely stunning historical property with various potential uses (plans for conversion to a luxury hotel are approved) plus the possibility for commercialisation of wine, apples, and water.
The legendary João Brandão (1825-1880) once lived here, and the battlements that protected the house at this time can still be seen.
The main house is 900m2 and can be converted to a luxury hotel (the plans include 5 suites, games hall, library, chapel, covered swimming pools, and hall for events). Or it could be rebuild into apartments, or keep as a stunning family home, bed & breakfast business, etc.
One of the buildings has already been renovated into a luxury villa of circa 250m2 with 2 suites, living room, dinning room, WC, kitchen and outdoors a technical room, laundry, and WC.
Further renovated 1 bedroom apartment.
The quinta has 12 acres of vineyard and is located in the demarcated region for the famous Dao wines. There is a bottling line, a licensed still, and a cellar with circa 30,000 bottles of DOC wine in stock.
There is an orchard with 1,000 apple trees.
In addition to the wine and apples, the farm has abundant natural mineral water that could also be commercialised. A further opportunity for income is the possibility to hold marriages and other events on the quinta (up to 3 events can be held at the same time at different locations within the estate).
A crystal clear river, with several ancient stone bridges, passes through the farm and its magical gardens.
The estate is divided into 7 "artigos" (individually numbered plots) which provides the purchaser with the possibility of selling individual parcels if desired, these include:
A large plot with 2 houses that can be renovated into a restaurant, bar with swimming pool, and a zone for marriages and other events, or it can be also renovated as two houses.
There are two smaller plots - one of 7,500m2 (circa 1.75 acres) and the other of 11,000m2 (circa 2.7 acres) and each has a stone house for renovation.
The property is in a superb location: 5 minutes to one of the best golf courses in the country, 10 minutes to Viseu, a charming historical city with all amenities, 30 minutes from the coast or the Serra da Estrela (highest mountains in Portugal with small ski resort), one hour to Porto and 2.5 hours to Lisbon (both cities with international airports). This important hub in the center of the country is crossed by an important European road link, the A25 (former IP5) that connects it to the seaport of Aveiro, and to Guarda and then on to Salamanca in Spain. The IP3 and A24, connecting Coimbra with Chaves on the Spanish border, crosses Viseu from south to north.
