The house comes with a detached stone annex/cottage, which would need total renovation.

House: The house is set over two floors, with the living accommodation situated on the first floor. The ground floor is currently used for storage purposes, however it could be converted to further living accommodation quite easily with relatively simple renovation work.

The main entrance to the house is at the side of the property and has traditional style, double opening wooden doors. This entrance leads directly into the living room, which then leads into a bedroom. A second set of double opening wooden doors leads into a central hallway, then to the second bedroom. The house has wooden floors and ceilings throughout. A study room could be used as a third bedroom if required.

The bathroom is partially tiled and has a shower, toilet, pedestal sink and bidet. The kitchen is also partially tiled, and has built-in counter tops with granite work surfaces. A double stainless steel sink is fitted alongside a traditional integrated extractor hood leaving space for a free standing cooker & hob.

Off the kitchen is a covered terrace with good views over the countryside. The terrace has an external staircase which leads to the garden and stone annex.

The property is connected to both mains water and electricity.

Stone annex/cottage: The stone annex is set over one floor and is detached from the main house. It would require total renovation and modernisation work including repairing the roof. The annex has a covered terrace with stone pillars, a traditional bread oven, and views overlooking the land.

Situated on a plot of land measuring 2,450m2 (over 0.5 acre). The land is relatively flat, though does have a slightly sloping gradient. There are a wide variety of mature shrubs and trees including orange, olive and grape vines.

The property is accessed via a gravel road, which is in a reasonable condition.

Situated in a quite location with a neighbouring property around 500m from the boundary but this does not affect the privacy and seclusion this property offers.

The nearest town is Sertã, which is a 15 minutes drive. Sertã is in the Beira Baixa region in Central Portugal and has a variety of shops, supermarkets, cafes, restaurants, parks, banks, schools and a weekly market.

Both Lisbon and Porto airports are around equal driving distances taking two and a half hours each. Both airports are serviced by several low cost airlines, which operate regular flights into and out of the United Kingdom.
