The property has mains electricity (needs reconnecting), mains water plus 6 wells and a water mine, mains sewerage and a septic tank. Telephone just needs reconnecting and ADSL broadband is available. Diesel central heating with radiators throughout the house.

The property is in a good state of repair, and the manor house has recently had new windows fitted throughout. The house would benefit from a new, modern kitchen, and some interior decoration, but is habitable as it is.

Furniture by negotiation.

40,000m2 (4 hectares) of land, surrounded by granite stone walls with decorative iron entrance gates. Naturally-fed spring-water swimming pool (2m at deepest point) in need of renovation. The gardens include stone fountains, box hedges, granite steps, lawned walkways and a dove cote. Variety of trees including citrus, hazel, and olive plus ornamental species. A stream runs along a granite stone channel through the land. Much of the land is flat pasture - ideal for horses.

Situated in a charming village with café-bars, shop, and small supermarket. Just 4km to Nelas - a market town with all facilities, and 19km to Viseu - a small city with every amenity (including Portugal's only ice-skating rink).

A Brief History of the Manor:
We think that the Manor was constructed over several periods of time; the first date we know is 1751. In 1771 D. Maria Tomásia Ricardina Pereira Ponces inherited the Manor House (Solar) and Vilar-Seco goods from her parents. In 1798 she married Silvério Rodrigues de Carvalho. They had three children; one of them married and had five children, and extended the house for his growing family. Miguel António Ponces de Carvalho was succeeded by his son Joaquim Augusto Ponces de Carvalho - Count of Vilar-Seco, and on his death the Manor was inherited by his niece and god-daughter, Luisa Maria Ponces de Serpa and Maria da Glória Peixoto. On their death, the Manor was inherited by Jose Ponces de Serpa, single and childless, and Afonso Ponces de Serpa. Afonso Ponces de Serpa died in April of 2004 and he was the last of the Ponces family.
Although there are no certifications or stories of the existence of a Chapel in the Manor, everything indicates that one of the attached buildings was a Chapel, because of the typical architecture - this building was last used as a garage / coach-house.
Stories of older people indicate that the spring in the Manor was often visited by couples, the local legend being that couples who drank of this water would be married and always happy.
Dates of construction / reconstruction: 1954, 1965, 1970, 1984, 1996, 2000.

We have over 200 photos of this property, and plans of all the buildings, which we can send out to serious enquirers.
