This historic former Manor House is situated just above of the pretty village of Anceriz, in the mountain peaks of the Serra do Acor. The front of the house is a large glass enclosed veranda, which has stunning views across to the mountain ranges of Bucaco and Caramulo, with villages and valleys below.

Restored to a high standard, the house is on two floors. The hand carved lower ground floor is the oldest part of the house and contains the dining room with doors through to one of the double bedrooms. Both rooms open out directly onto a large patio area. The upstairs part of the house features a light and sunny living room, a modern bathroom, and the two further bedrooms, (1 single, 1 double) also the fully equipped, traditionally laid-out, modern Portuguese style kitchen. The living room also comes fully equipped with satellite TV, DVD, video and CD players. The bathroom features both a bath and a shower, along with a bidet. The house has mains electricity and water, telephone, fax machine, broadband internet connection and colour printer.

The house is fully centrally heated and draught-proofed, and features a log burning stove.

Outside in the 6,500m2 (over 1.5 acre) grounds there are fig, orange, vines, blackberries, tangerine and cherry trees set in an olive grove, whilst other parts consist of shady deciduous woods with picnic areas. The grounds also feature natural springs of fresh, pure mountain water, which once supplied the whole village. During the Napoleonic Wars parts of the water farm were sealed off to enable the Portuguese army to launch a guerrilla campaign from its caverns, Wellington finally defeated the French some 25 miles away at Bucaco. There is also an above-ground spring-water splash pool to cool-off in, next to the large patios.

For more serious bathing, a five-minute drive away, or a spectacular walk along a roman mountain path (30 mins), and you can spend a glorious day at Avô, and its lovely sand-fringed river beach, with safe swimming for young and old alike. The water is clear and fresh and the site also boasts excellent restaurant and shower facilities. There are many other beautiful river beaches to explore in the surrounding towns and villages.

For eating out, there are many good restaurants in the area, which are listed in a directory at the house. The house is also situated in the Dao region, which makes Portugals best-known and most respected wines. The ancient art of Portuguese winemaking has come a long way in recent years, and the region produces some surprising and outstanding wines.

The village of Anceriz has 3 bars, the most popular of which is opposite to the entrance of Quintal da Fonte. Here you may also catch a bus to Coimbra (with road and rail connections all over Portugal) or Oliveiro do Hospital (with coach connections all over Europe). The village has 2 small general stores. Many supermarkets can be found in Oliveiro do Hospital, some 10 minutes drive away.

This region's Mediterranean climate and Atlantic coastline make it ideal for adventure sports, there is surfing at Figueira da Foz (1 hour by car), the ski resort of Serra da Estrela, which is also an hour or so away. There are plenty of opportunities for a full range of water sports, including rafting and kayaking, fishing, walking, horse-riding, cycling, mountaineering, karting and some beautiful sight-seeing. There are also a number of very good quality golf courses in the area, which accept green fee players.

The property includes a 2 storey second house with 4 rooms (ground floor: 19'x16' & 19'x12'; first floor 19'x22' & 19'x13'6) which has been part renovated and needs completing.

There is also a good sized 2 storey garage/store.
