A granite stone ruin of about 60m2 that has been partly renovated, and with some materials already on site: terrace-door for the house, four pallets of clay bricks, one pallet of roof tiles. (Also possibility of buying the cement mixer).
Caravan for 5 persons with one double bed, fridge, cupboards and little storage room, separate room with bunkbed (double bed below and single bed on top also suitable for baby) attached to an insulated wooden construction, in total 6 x 6 meters. The wooden construction has a connection for a woodburner, a sink and a 1000 L reservoir that is connected to the waterpump by the well.
Wooden shed: 6 x 3 meters.
Water from the well is not drinkable yet but if cleaned and closed, it is a good source of drinking water. Good location for solar or windpower but mains eletricity only 100 meters away so easy to connect.
1.4 hectares of gently-sloping land, partly fenced, with very fertile soil perfect for permaculture, gardening, animal keeping and self-sufficient living.
The land consists of three terraces:
1st terrace: Granite house, wooden shed, caravan and wooden construction. 2 big orange trees, 1 big olive tree, 1 big fig tree that needs some clearing and a small fig tree. Irrigation channels and a small pond for water storage. Oak trees, one big and one small pine tree and the start of a little fruitforest with 8 young fruit trees (apple, cherry, almond, peach and plum)
2nd terrace: Big natural pond of about 8 x10 meters that never dries out - possibility for swimming in the summer! 5 big olives, oak trees and willows that grow next to a little stream thatdivides the 2nd and 3rd terrace. A well in concrete from around 7-8 meters deep that can be closed for drinking water and already is connected to the living area. The well has a spring onder it, so never dries out! This terrace is also fenced off from the 3rd terrace so it's possible to keep animals on the 2nd terrace.
3rd terrace: This is the most beautiful piece of the land with wild herbs growing everywhere, 2 mature fig trees, 2 really big old pear trees, one quince (needs some clearing) and about 10 big grape vines. The border of the land is a slightly bigger stream with some nice willows groing on the edge of it. Here is also the 2nd well in granite with a metal frame to hose up the water.
There is a good acces to the land from a little dirt track that is about 3kms from the main road.
Situated in a the Beira Baixa region of Central Portugal, with beautiful views of the Serra de Estrela Mountains, in a peaceful valley between two hills, with liitle dirt tracks ideal for walking, biking, horse riding, that lead up to a eucalyptus and pine forest. The town of Penamacor is a 10 minute drive from the farm and has all facilities: pharmacist, 2 local supermarkets, chinese shop, 2 swimming pools and a gym, schools, bars and restaurants, library, bank, medical centre, etc. Bigger towns Castelo Branco, Fundão, and Covilhã are less then an hour away. 20 minutes drive from the lake of Meimoa and the natural reserve of the Serra de Malcata.
