The house is solid, made of stone and has a footprint of 114m2. It's set in a very pretty location, totally peaceful and private with no neighbours, but only 1.5 km from the village of Graça, and 7km from the small town of Pedrógão and the Cabril lake. In the village is a primary school, doctors, 3 bar/cafés, 2 with little shops. The access is good and there is plenty of parking space next to the house.

The well water is plumbed into the house and mains electricity is connected. Mains water, if desired, is nearby and would cost around 1,000 euros to connect.

Forming a small courtyard on one side of the house are some woodsheds and a separate little annexe with one room and a rustic kitchen with open fireplace. It's all a bit tatty but obviously done up would make some good extra accommodation.

On the grpound level of the house are 2 wine cellar/store rooms and above is an enclosed veranda, a tiny little kitchen and bathroom with concrete floors and acid head wall tiles, and a main dining room/lounge with 4 little bedrooms off it, all with good wooden floors. The house is functional but needs to be worked on and modernised.

The land is approx 3,000m2 (1.5 acres) of good flat open sunny meadow with a few fruit and citrus trees and 20 olive trees, with well water and a tank for irrigation.

This is a very nice, well situated, easy to look after smallholding, which will be great after a bit of tarting up.
