Lots of potential for a beautiful holiday home, more land available if self sufficiency is the goal.
This is a really solid stone house, built in impressive granite blocks. The roof is weather tight but would benefit from being replaced when insulated. The house will need to be plumbed into the mains water and drains to a communal septic tank that run past the front door and reconnected to the electricity, rewire, re plastering, a bathroom and a new kitchen.
If you remove a few wood and plaster interior walls then upstairs you are left with a 3.5x4m lounge, which has a solid pine floor, a 4x4.5m dining area (this would benefit from a new floor as is a bit patchy and undulating) and a 3x4.5m bedroom or study(concrete floor) with storage space in the attic,4x8m. From the kitchen/dining area there is door access to an additional balcony behind the house, currently just missing a floor.
Downstairs, currently storage and workshops could have 2 big bedrooms and one smaller and a bathroom. The roof is good and renovation work is set to start in the autumn so if you are not a fan of DIY, now is your chance to sit back and choose tiles and paint. For a negotiable fee purchase could include project management of local builders up to completion.
The house is in a peaceful village apart from the other houses, principally surrounded by olive trees with horses in a field behind.
It comes with 200m2 of garden and its own well, beyond the enclosed courtyard. This is slightly above the level of the surrounding land, so with a low hedge, you maintain complete privacy.
On the land are four olive trees, two oranges and a cherry, all of which provide good shade in the summer.
If more land is needed there is a patch of 350m2 at the end of the garden with well for 3,000 euros and the adjoining plot to the left of the house as you look from the road is available for 10,000 euros and has tractor access, parking for a car or caravan and potential for a garage plus a well, this is approx 800m2.
From this sleepy village within a few minutes you can drive to a large town with all amenities including a train station that links with the main Lisbon-Porto line, it is 10km from Nelas, 25km from Viseu.
The landscape is predominately granite, everywhere you go there are walls, houses and grape vine supports made of this sturdy stone.
We would like to make it clear that the small stone shed on the side with the tin roof is not currently included in the price as the owners are still using it to store hay for their horses that live in a neighboring field.
There is also a 3 car garage opposite the house with electricity already connected that is for sale, but no price has been fixed as yet.
An approximate quote for building work necessary to make the property habitable has been given by a local English builder who would be willing to take on all the work. This is 20,000 euros to replace the roof, floors, render, re-wire, plumbing plus fit new doors and windows. This is labour and materials.
