Land of Opportunity with Cottage, Monsanto

5 hectares of land with stone cottage, spring water, grape vines, fruit and olive trees, cork oaks, eucalyptus forest.

Enchanting 5 hectare (12.5 acre) smallholding with stone cottage to renovate, grape vines, olive and fruit trees. Fertile garden, natural spring, water tank, eucalyptus forest. Beautiful views, private and intimate location yet easy access to the village, which is a 2 minute drive away. Permission to build up to 400m2.

The stone cottage covers 31m2 and is in great condition with a new roof and cement floor. The attached brick storage building/garage has a footprint of 36m2 and could easily be converted into an extension of the home. As a bonus, next to the storage building there is a self-built large clay oven, where the current owners make bread once a week. All around there are olive trees that give 100L of olive oil per year as well as producing fruit trees such as figs, apples, pears, and cherries. Down next to the creek lies the big flat garden with great soil. It is devoid of any stones after over 2 decades of good management and has been continually used to sustain a family of 8 people with abundant vegetables during this time. In the middle of the vegetable patch is a deep 10 meter diameter spring that never goes dry. Back above the house is a large water holding tank (a perfect little oasis for those hot summer days) which gravity feeds water to the house. Surrounding the garden are mature grape vines that produce about 500L of wine per year.

Opposite the garden is a good hectare of pasture, one part is a rich plain and the other is a beautiful hillside. The hillside has fantastic views, interesting granite formations typical of this region and some cork trees almost ready to harvest. The rest of the land is a mature Eucalyptus forest ready for harvest (Eucalyptus is a great resource for construction as well as firewood). The forest also has some pine trees mixed in.

The land is very well fenced as the owners used to keep sheep, goats and cows. There is fantastic independent road access and a gated entrance.

Situated in the foothills of Monsanto, a magical medival village nestled on top of a mountain made of giant granite boulders. One of mother nature's works of art married with centuries of careful and meticulous work by it's inhabitants, Monsanto is well known as Portugal's "most Portuguese village". As well as its beauty, Monsanto also provides facilities such as a bank, pharmacy, health care centre, kindergarten and primary schools, restaurants, bars, a monthly street market, small grocery stores, construction supply, and local tradesmen. Right out your front door is prime mushroom picking land. In the neighboring village 5 minutes away, Penha Garcia, there is an incredible UNESCO world heritage site famous for its fossils, rock-climbing, natural swimming pool, waterfall and lake. If you keep going in that direction, you'll pass the curing spa waters of Monfortinho, before crossing the border into Spain. 20 minutes in the opposite direction takes you to Idanha-a-Nova, with amenities such as supermarkets, movie theater, indoor pool, library and museum.

This piece of land has everything, which could be a fit for many different projects or even just "the simple life".
