An eleven bedroom traditional Portuguese style manor house for sale in Cabaços, Central Portugal.

The manor house was constructed in 1892, commissioned by a wood merchant, and has remained in the same family ever since. Due to the connection with the wood trade many types of exotic hard woods were used in the construction and therefore the internal woodwork is in good condition.

The property does require some modernisation and restoration work, but is a fine example of 19th century Portuguese architecture. The property has ornate stone window and door surrounds, wooden framed windows with internal wooden shutters. The front and sides of the property have traditional hand painted tiles. These tiles were commissioned and imported from France. Many of the windows retain their original glass which was imported from Limoges in France. The main entrance doors are ornate and have wrought iron detailing with stained glass.

The property measures 589m2. It is connected to mains water and electricity. Restored and modernised it would make an ideal bed and breakfast establishment due to its size and location.

Ground Floor: There is an impressive, spacious entrance hall with with 'Minton' style floor tiles. The walls are decorated with 'Tromp d'oeil marble. This entrance hallway also has a set of three hand carved steps leading into the main hallway. There is an unusual sweeping staircase with wrought iron spindles and a polished wood balustrade off the entrance hall. There are two additional hallways which have two-metre high wooden panelled double doors and leading to the living accommodation.

Off the first hallway there is a double aspect living room with internal wood shutters, wooden floor boards and an intricate plaster moulded ceiling. To access this living room there are two sets of double wooden doors. There is a large storage room with wooden floors opposite the living room.

The second hallway has a greater series of rooms leading off it. There is a large, but basic kitchen, which has a large hand carved stone fireplace and a hand carved stone water trough.
There are two exterior access doors in the kitchen which lead out to a covered terrace which has good views over the countryside. Off the kitchen there are several large storage rooms all with wooden floors. There are four bedrooms to this floor, all of which have internal wood shutters, wooden floors, Tromp d'oeil painted walls and plaster moulded ceilings. Two of the bedrooms are inter-connecting.

There is a second entrance vestibule with 'Minton' style floor tiles. At the end of the hallway there is a triple aspect library with intricate moulded plaster ceiling roses with hunting motifs. The walls of the library have decorative paintings and there are internal wood shutters as well as a wooden floor. The library also is inter-connected to one of the bedrooms and there is a set of patio doors which lead out to a 'Marquise' sun room which has good views across the countryside.

There is also a large adega, which was traditionally used for making and storing wine. The adega can be accessed from the kitchen and has two-metre high double wooden doors to the exterior.

First Floor: The first floor of the house follows a similar layout to the ground floor. There are two hallways, both with two metre high double wood panelled doors. Off the first hallway there are two double bedrooms, which are both double aspect and have 'Juliet' style balconies. One of the bedrooms is inter-connecting with a living room which has a large stone carved fireplace. This bedroom also has a set of patio doors which lead out to a private covered terrace, which has good views to the surround countryside.

To the second corridor there are a further five bedrooms, all with wooden floors, wooden internal shutters and plaster moulded motives to the ceilings. At the end of the second hallway there is a large triple aspect room, which was traditionally used as a music room. The original ceiling roses depict different musical instruments including a violin. There are two sets of patio doors, both of which have 'Juliet' style balconies.

Attic: There is a roof window above the staircase at the attic level of the house. The staircase leads to a spacious landing. Off this landing there are five rooms. The largest of these rooms has a large traditional water storage tank, which is hand-carved stone. When the property was first built because there was no theatre in the village, this room was used by the local theatre group to stage plays. There are exposed roof beams, which are all in good condition. The four other rooms, which all have glass roof tiles and wooden floors, were originally used as servants' accommodation.

Garage/Storage Building: Adjacent to the manor house there is a large double storey garage. This garage was constructed two years after the manor house and was used to store farm machinery and grain. The garage has stone window and door surrounds. There is a double height, vehicle entrance to the front and a side personnel door to the side of the garage. The walls have been constructed in stone and it is still in a reasonable condition.

Outside Kitchen: There is a single storey, one room building to the rear of the garage, which has a large, traditional style chimney. This building was used to cater for the farm workers when the property was run as a farm.

Animal Barn: There is a large (150 square metres) animal barn on the property's land, though it has fallen into disrepair. Only the stone walls remain of this building, but it could be converted into an independent holiday cottage.

Land & Gardens:
The property has 150,000m2 (15 hectares) of land. The majority of this land is eucalyptus forest, which can be harvested and sold and then replaced with more beneficial native species.
There are many tracks through the forest, which would be ideal for pony trekking. The property also has a football field, which is used by the local children. This football field, complete with floodlighting and male and female toilets, is being sold with the property, though the maintenance of it will remain the responsibility of those using it.

To the rear of the manor house there is a substantial garden, which is all relatively flat and has many mature fruit and olive trees and four large wells. A stream runs through this garden.

To the front of the property there is a walled garden with stone gate posts and wrought iron railings.

Location: The property is located in the town of Cabaços, which has café-bars, restaurants, shops, pharmacy, health centre, builders' merchants, weekly market and petrol station. The large town of Alvaiázere is approximately ten minutes drive away. The historic town of Tomar, which has a UNESCO listed castle and convent, is a popular location for many tourists retracing the history of the Knights Templar and is approximately 20 minutes drive from the manor house. Portugal's third city, Coimbra, is approximately 40 minutes drive from the property. The property is easily located off the 110 National Tomar to Coimbra road and is approximately two hours drive from Porto airport and approximately one and three quarters hour drive from Lisbon.
