This plot of land and outbuilding are located in the small village of Condeixa-a-Velha, close to the Roman ruins of Conímbriga and just 15mins walking distance from the Concelho headquarters of Condeixa-a-Nova.
The garden is terraced, about 3m above street level and consists of circa 550m2. It is currently very overgrown although the terraces are in a good state of repair. The plot has a number of fruit trees, olive trees and mature shrubbery. To the west side of the plot there is a level area, facing south, which looks towards the external walls of Coníímbriga, the well preserved Roman site. The garden is accessed by an external stone staircase.
The outbuilding is about 62m2 and sits at road level to the east side of the garden. It could be converted into a garage, store, or even a small one bedroom house (the plot comes with the benefit of an Urban 'Artigo' so a new build would also be possible).

Condeixa-a-Velha is a small village just off the IC2, the road which connects Coimbra to Penela and Tomar. The village has a small grocers store and a bar. Not far from Condeixa-a-Velha is Condeixa-a-Nova, the Concelho seat, which has facilities such as a medical centre, post office, banks, swimming pools, bars and restaurants. Condeixa-a-Velha is c.15mins drive to Coimbra and within 30mins of the coast at Figueira da Foz.
