The property has been recently renovated in 1997, and although lived in happily, would benefit from some further renovation. Perfect for those who are going to renovate on a budget, it has masses of potential, is ready for immediate move-in, and is a very good basis on which to create your own new family home. The property is so large that two separate apartments can be accommodated within the home. It has an alarm system with motion trackers for safety, ideal for those who intend on leaving the property for short periods in order to travel.
As is common with traditional Portuguese property, the living accommodation is all based on one level. It is for this reason that traditional houses can often have quite large footprint areas. This property is no different.
FIRST FLOOR
Bedrooms - There are four double bedrooms all with wooden floors. One of the bedrooms has large fitted wardrobes. The bedrooms are painted off white with dark brown furniture.
Lounge - A very large fireplace is found in the lounge, which although rarely used through much of the year, will come into its own during the winter when one can pull up a comfortable chair and enjoy the warmth. The lounge has Juliet style balconies with unbeatable views over the valleys, hills and countryside.
Kitchen - The relatively small kitchen is divided by a thin wall with a utility room of sorts of almost an equal size. The kitchen has great potential as a fantastic room when this wall is taken down and perhaps even adjoined to the neighbouring sun-room.
Sun-Room - Next to the kitchen, this traditional sun-room has wrap-around windows which create a warm and sunny place to sit and read.
Bathrooms - There are two bathrooms in the property. The family bathroom having shower, bidet, toilet and sink, and the WC having a sink and toilet.
GROUND FLOOR
Storage Areas (Lojas) - Two large areas of equal size, which are traditionally where farm machinery and/or animals were kept. They are simple to renovate under the right conditions and fortunately the lojas at this property have already been simply renovated, making them neat, square areas with clean surfaces and concrete walls, floors and ceilings. Each loja could be turned into two or three good-sized rooms. The lojas could also be made into apartments and rented out to holiday makers.
There are several entrances to the property. One entrance is a pedestrian entrance to the foyer and stairs up to the first floor. The next is two large metal doors which lead to a covered garage, another is a currently bricked-over entrance to the private terrace and small side garden. Finally, there are two separate entrances to the “lojas”, making the possibility for renovation for holiday rentals feasible.
GARAGE - This cement-roofed garage is very large, with secure parking space for four cars. Boundaries of high stone walls and secured by metal doors, there is plenty of space here to park family and visitor’s cars without chopping into any of the existing building. The garage is also currently used as a firewood store, and has access to the barbeque area and house.
BBQ - The outside barbeque area, which is custom built of thermal bricks and cement, has a large cooking space and is ideal for the heavy-duty barbequing a large family enjoys during the summertime.
LAND - 1,814m2 (near 0.5 acre).
Side Garden - This garden would be suitable as the main garden for the vast majority of homes. With olive trees and spacious enough for a pool, this garden has fantastic views over the valleys in front of the property. From here there is access to the Side Terrace which has access to the first floor of the property and potential for access to the front of the property. The Side Terrace is currently just over 1m wide, and can be very easily extended. Beneath the terrace is also a square garden. The garden leads to the larger, side garden. This space is ideal for refurbishment because of it’s advantageous position in front of the spectacular views.
Main Garden - A very large garden tiered with traditional stone walls, there is plenty of space here for a patio, pool and gardens. The garden is accessed from the rear of the property and the kitchen. The garden is not overlooked due to it’s high position and from here there is access to the Roof Terrace. The Roof Terrace is approx 5m x 4m, is in an elevated position and is not overlooked, making it ideal for dining, relaxing, and enjoying the sun.
LOCATION
There are incredible views over the valleys of Penela and beyond. The property has a privileged position on the edge of a sweeping low valley. This means that the side garden and terrace as well as bedrooms and living rooms, have incredible views stretching for kilometres and kilometres with near, middle and far focal points.
By far the most attractive aspect of this house is the tremendous amount of land, the great footprint of the house and the breathtaking views. Any renovation work done to this property would only increase the value of the house due to it’s prime location atop the Penela valley and only a short drive from the town of Penela itself.
