Vilas Ruivas is a small, very typical old portuguese village with about 25 inhabitants, located 30km from Castelo Branco and 5km from the small town of Vila Velha do Ródão. Regular trains run from Lisbon to Vila Velha do Ródão and the A23 motorway for connections to Lisbon and Porto is only 5km.
The locals still pass in the village with their donkeys and carts. Vilas Ruivas is an ideal spot for nature lovers, walkers and bird watchers. Vultures are often seen soaring above the surrounding fields and hill tops. There are great walks in the area and for swimming, the river Tejo is only 1.5km away.
The house belongs to a German family who have done all the renovation themselves to an extremely high quality. Besides the mains connection both the main house and the guesthouse can be completely powered and heated by alternative energy. The solar tracking panels provide all energy needs in summer and winter too providing the sun is shining. In the winter the woodburner heats the household water plus the radiators for central heating. The upstairs and the guesthouse both have underfloor heating. All windows are double glazed, most of the beams are chesnut, and the roof is insulated with cork.
There is a very nice sun terrace above the garage, ideal for eating out on or just to sit and enjoy the views. There are alot of nice plants all around and shaded areas for summer. On the sun terrace is also a wooden shed for tools etc and overlooking the terrace is the guesthouse. Although there are detached neighbouring houses on both sides the place is extremely quiet and peaceful with a vast open space in front of the house.
Main house: 100m2 of living area. Downstairs : Very nice open plan living room,kitchen/diner with woodburner and chesnut beams. Bathroom with bath, shower, toilet, urinal, extractor and washing machine. Good size store room and garage. Upstairs : Again, very nicely done with beams showing, 2 bedrooms and lounge with central and under floor heating plus an attic bedroom.
Wooden guesthouse: 30m2, all services connected, very pretty, underfloor heating, toilet, shower, and kitchen. Easily sleeps 4 people.
Sun terrace / Patio: 50m2, patio furniture, plants, shed, fantastic views.
For whoever purchases the property the owner offers to stay a week with the purchaser to explain completely the alternative energy systems.
