A substantial period farm with land for sale close to the town of Cernache de Bonjardim in Central Portugal. The farm, which measures 546 square metres of construction, has many period features still in place including wooden framed windows and doors.

The property does require modernisation and restoration work, but is situated in a peaceful location and would be ideal for conversion into a bed and breakfast establishment.

The farm has land measuring 8,000 square metres and there are a variety of mature shrubs and fruit trees including Bougainvillea, orange, lemon and olives.

The farm house dates back to the early 1920s and as such there are many period features. The ceilings to some of the rooms and halls have been crafted in wood and create intricate designs. There are etched glass panels above the doors as well as mosaic floors to some of the hallways. In addition to the house there are a variety of farm buildings and a chapel with ornate alter.

The property, which is connected to mains water and electricity, briefly comprises:

Farmhouse:
The farmhouse is set over three floors. The front door of the house is a double opening decorative wooden door with glazed panels and wrought iron furniture. this leads into a vestibule area with a mosaic floor and wooden ceiling.

There is a set of internal double opening wooden doors with an etched glass panel above. This leads into a central hallway, which has a mosaic floor, a wooden ceiling and a window at the opposite end. A wooden staircase leads to the first and second floor accommodation.

Off the hallway there are two living rooms, both of which have wooden floors and decorative wooden ceilings. Both living rooms have hand painted detailing to the walls. Access to one of the living rooms is via a set of part glazed, wooden double opening doors off the central hallway.

There is a double aspect dining room, which is accessed off the central hallway via a set of decorative wooden double opening doors. The dining room has a wooden floor and decorative wooden ceiling and hand painted detailing to the walls. There is a set of patio doors which lead out to the rear of the house.

There are also two kitchens. One of which is partially tiled and double aspect. This kitchen has a tiled floor and a wooden ceiling as well as a part glazed exterior access door which leads out to the side of the house. There are part glazed treble opening doors at one end of this kitchen which lead into a breakfast room. The second kitchen also has a tiled floor and a hand carved marble sink and drainer.

The first floor of the farmhouse also has a central hallway with wooden floor and ceiling. There are part glazed patio doors to either end of the hallway, which open out onto 'Juliet' style balconies both with good views over the property's land.

Off the hallway there are five bedrooms, all of which have wooden floors and ceilings. One of the bedrooms has a wall mounted vanity basin with tiled splash back.

The wooden staircase continues to the second floor and opens out onto a landing area with wooden balustrades. This landing area has an arched window and wooden ceiling. There are two further bedrooms to this floor, both of which have wooden floors and ceilings. There are additional storage rooms to the second floor which is located within the roof space of the house.

The farm house is in a reasonable condition for it's age but does require some restoration and modernisation work. To the rear of the farm house there is a large, paved patio area which looks over the land and is ideal to be used an exterior dining area.
Garage: There is a detached garage, which has a large, metal vehicle entrance door and could house up to five cars. The garage has been constructed at the same time as the house and is in the same style with 'arrow' slot windows.

Storage/Farm Buildings: There are a variety of detached, stone buildings located to the rear of the farm house, which have been used for storing equipment and animals in the past. Some of these buildings do require a good deal of renovation work, however with the correct permissions could be converted into additional guest cottages/rental units.

Chapel: The property also has a detached chapel with decorative alter. The chapel has a wooden beamed roof and a tiled floor. There is a 'choir' gallery within the chapel, accessed by an internal wooden staircase.

The farm has 8,000 square metres of land, which is all relatively flat and there are a variety of mature trees. There is also a large number of mature grape vines. Immediately surrounding the farm house there is a walled garden with wrought iron railings.

There is also an open sided building with brick pillars, which has been used for storage, but could be used as an exterior dining area. This building, which has a wooden beamed roof is secluded and provides ample shade.
The farm is situated in a quiet location and is close to the town of Cernache de Bonjardim in Central Portugal. There are several cafés and restaurants within walking distance of the property as well as a mini-market and pharmacy.

The larger town of Sertã is approx. 8km from the property. Sertã has several supermarkets, shops, restaurants, banks, schools, health centres, café-bars, parks and municipal buildings and is easy to access off the IC8 dual carriageway.

The property is also close to Castelo do Bode lake, which is Portugal's second largest reservoir. Castelo do Bode lake is popular for all kinds of watersports activities including swimming, canoeing, water skiing, fishing, sailing and scuba diving.

The closest airport to the property is located at Lisbon, which is approximately two hours drive way. Porto airport is slightly further taking approximately two and a half hours. Both Lisbon and Porto airports are serviced by several low cost airlines which operated regular flights into and out of the United Kingdom and other European countries.
